I’m curious to know why? I’ve never found it an issue, most houses like ours here and in surrounding areas are the same, it’s only really detached properties that have ‘private’ driveways, maybe we’re just used to it? End of the day my car is parked by my front window, in front of my house where I can see it. If it was off street parking I would see your point.0

I was late to the thread and it was useful to see the shed, Or where else would i put the lawnmower! And good to see how wide the passage is.
As for it not being a drive way, which i thought it was! You cant park a small trailer or a 3rd car, Any Visitor parking? Or a caravan for a day or 2, to charge the batteries, spring clean and wash and wax it.
Its basically just wasted space isn't it! Is the parking space your private land, Can you park a second car without tax if wanted? Or restore a classic car on it?
Is it accepted that visitors can park on it? They will get a ticket if they block a car in like on the sat image!0 -

Talking of PB I never view anything advertised by them as I simply don’t want to deal with the type of people who will use them.
We tried buying a house off them, viewings messed about, no biggie. But eventually owner accepted our offer and much later we and owner realised they were selling house to a different buyer. Complete waste of time.
Anyway this made me think, and the issue is not PB, but the type of customer. Most of the sellers using PB are very tight, so you cannot negotiate. Then they lack basic knowledge, just like in this thread, cannot understand the fundamental difference between allocated parking and driveway parking.
So going back to trying to solve the issue the OP has is simple. They need to think what the buyer thinks. If I came to view OPs house and wasted my time to discover that it had no driveway parking, I would be more than willing to charge them for misleading me. Peoples time cost money. This is why even if a house was a good price I never bother with any online stuff as you have to deal with this sort of [Removed]0 -
OP the advice might not be what you want to hear but it is solid so try not to get defensive. Chalk it down to experience or lack of. A driveway goes up the property foodchain compared to allocated parking so misrepresenting it isn't good - change the listing. A cheeky visitor or tradesman will 'assume' the spaces are shared on occasion, not so with a drive. Drives can often be fenced or gated if you have children or pets. Just a couple of examples.
Your house is lovely but isn't attracting a buyer or even viewings or offers quickly. There is a reason - price and/or very small buyer pool for what is on offer is most likely it. The new build depreciation is a real thing - it can be negated if property prices are rising fast and the newbuilds are going up slowly so new phases are priced higher and higher but this doesn't seem the case for you.
Also think why there aren't many 2 beds in the area - perhaps there really isn't much demand for 2 beds.
If you don't get a buyer I'd consider a local agent. Actually have a chat - they tend to be better for niche properties - yours is probably niche being a 2 bed in a generally 'grander' area so you want someone that wants what you wanted not the cheapest generic buyer.0 -
I think OP has a couple of choices here and as price is going to be an issue, the best thing is to stay put for now and wait to see if the market starts moving better next spring... at the min not a lot is going anywhere at all
...or sell but at a much lower price as most of the flurry of viewings is in the first couple of weeks, that has now passed so if they are really intent on selling, remove the property totally and brighten some of the rooms and get a good estate agent to re-market .
They are going to take a big hit if they want to sell now for a couple of reasons... 1, 18 month new build is still in it's downward phase in price and 2, the property market as a whole has stalled at the minute .
Not sure why they are going for another new build where they will over pay again .. they might think it will be a forever house as it has 4 bedrooms, but as much as any of us do research , until living in a property we can never know for sure if it will be the one and circumstances do change and neighbours can also affect our day to day life .
Mis representation of the allocated space is also a big no no , I'm not even sure why they would consider this property as a potential rental ,
Competition is stiff and this property has a hard job fitting into certain categories so even smaller market, I'm not sure too many buy to let investors would be too attracted to it either0 -

Asking was £160kHow much did that one sell for or how much was it marketed for. You have to compare prices with something close by so since Wheatlands is close by you need to compare the prices in your road with the prices in those roads.

Vicki, my observation is that people are giving you advice/ reasons for there being no interest and you are rejecting it.
That's great if you are looking to buy your own house. Your opinions matters most then. But, this time, you are looking to sell.

Just been doing some more research myself, the last 2 bed semis similar to ours were sold in Nesscliffe on a new estate (Nesscliffe is roughly 3/4 miles from us and fairly comparable). One was terrace sold for £165,000 and the other 2 semis were sold for £185,000 in November last year. Can’t post a link still as a newbie for you to see, this is the closest I can get to our property.

new builds on Sandhurst way are semis £165k/£185k

Thank you, I am taking your comments in. However we cannot change things such as the driveway, we own that land that is our private space. People can’t drive down our street and pass our house or park outside as we are the last on the cul de sac. I’m not getting defensive but I asked for constructive comments on what I can do to improve the listing. I unfortunately can’t change the fact people don’t like my driveway! Some things I will take on board, we are looking at other estate agents, changing the grey, adding more plants to the garden, I’m willing to lower the price, hubby not so much. So we do appreciate some of your advice. The things I can’t change, or the things I have no control over I simply can’t take your advice on but appreciate your comments.0
