    I don’t understand your comment saying we are the same price as other 3 beds getmore4less?
    The other 3 beds are apartments, but are £25,000 more so can’t see how they are the same price as ours?
    My husbands old garage has been converted to a 2 bed bungalow with no garden and that’s £230,000 so I really don’t believe we’re unrealistic on price, granted they probably won’t sell for a long time.
    We will de clutter, re paint and re write a new description and potentially drop the price and see where that takes us, thanks for your input.

    Not clear on the time scales here you may have wasted 3 weeks by overpricing already how many weeks have you got before you start to lose money.

    remember unless you can fund multiple house you can't(well you can but risky) exchange on the new build till you have a confirmed(exchanged) buyer for yours.

    Its not about liking your 'driveway', its about calling allocated parking spaces a driveway. Its not what most people think of as a driveway and they will feel misled. That would improve your listing by being more accurate.

    In general there isn't much wrong with your listing or indeed the property - its lovely :) That's why the focus has moved to other things.

    You are probably overvaluing the location and overlooking the negatives. We made the same mistakes when trying to sell our house. Once you have lived in a place, you get used to the negatives, so you overlook things like the driveway issue when pricing the property. However, people visiting the property for the first time will see this as an issue compared to other houses that don't have this issue (which they will be looking at).

    Our house has a great location and great decor but is relatively a bit small upstairs compared to the competition. However, we overlooked that by saying you spend most of you time downstairs so why does it matter (just like your driveway situation). We got loads of viewings but no offers, consistent feedback was loved the house and location but upstairs too small. People kept picking up on the negative we were overlooking.

    You also justify your pricing by saying your village is better than the next one thus it should be priced higher. We found that location was not the reason most people were buying. It's a selling point but in the current market we found that people would not pay extra for position. We had two people that viewed our property that went on to buy houses with more upstairs space that fronted a main road and were farther from facilities (thus worse position) in the same price bracket.

    Bottom line - if you want to sell quickly IMO you will have to drop the price. That's what we did. I think you may get closer to what you want if you follow some of the advice given and are prepared to wait for the people that really want to move to your village. But you won't know how long that wait will be.

    Hi Vicki

    I think your house is very smart, and I would view it. To make it look even better I would put some more flowers in the garden. At the moment all those fences look pretty drab. Perhaps in tubs, so you can take them with you.

    I would not redecorate, as I think it looks fine, and in any case you can't please everyone.

    Can you get a professional photographer in?

    Finally, edit the listing to make it clear that you back onto a park. That's an important point.
    No reliance should be placed on the above! Absolutely none, do you hear?

    I don't think it is price. In my opinion it is the 2 bed house in a semi-rural (desirable?) area that could be holding things up.

    You will sell. You need to decide if you are happy waiting.

    As for the property market, IMO it is still fairly busy. We sold our house within a couple of weeks (5 year old so fairly new) and that was in a quiet area. Relocating to another part of the country (SW) where things are being snapped up within days (if they are any good).

    I think that people who ask questions about how to sell their houses on here often miss the point that the comments that people make about the property are representative of what potential buyers think of the house.



    Not only that but some of the posters on here have made multiple house purchases and so are very quick at picking up on any problems that a property might have. I personally missed the allocated parking mainly because there is no Street view for that road. I eventually worked it out from that picture of the shed on the side because it became obvious that the space between the houses was too narrow for a driveway. What I did then was to look at the development on the satellite images and you can then see that it is allocated parking not a driveway. I am absolutely sure that the builders described it as a driveway but it is up to the purchasers to check that this is what they are buying. Most people would not think of allocated parking spaces as a driveway because you can't fence it off. So for clarity the listing should be changed to allocated parking spaces from driveway.



    Personally I wouldn't buy that house for any price because of the allocated parking because when you look at it on the satellite view you can see how narrow it is and I would be surprised if you could open the car doors of the cars parked in the middle if there were 4 cars across that allocated parking. You are only going to need a neighbour with a big car and you have a problem. I would imagine that the parking is a nightmare of potential neighbour disputes.


    The other problem I have is that I don't believe that this village is as sought after as the OP believes. For a small village there are and awful lot of properties on the market. I checked this against the population for the Baschurch of around 2,500 and 41 houses for sale and another very sought after village in Lancashire, and there the population is 12,000 because it includes a bigger area and the houses for sale there are 109. So Baschurch for the number of residents has a higher number of properties for sale. If it was really sought after you would expect fewer?

    We have been here 18 months, we initially bought a 2 bed as we planned to emigrate and would rent this out (rental market is booming here and 2 beds are in demand hence why we bought this) but have since decided against this and are moving to a 4 bed home to start a family.

    She doesn't say in her reply that it is parking spaces.

    balls have been kicked against fences and teenagers have climbed into gardens to retrieve footballs without residents' permission.
    Also the increased noise levels already high late into the night on several occasions one being loud music until 3.00 am in the morning.
    Earlier in 2019, there was police activity at the flats next to the entrance to the play area, which was related to illegal drugs. I am very concerned that there could be drug related activity in the park, users and dealers being attracted to the skateboard area further putting residents and the young children who use the existing play areas at further risk.


    Seems the land this development is on was playing fields and there were lots of objection from local residents.
