Well its good your being honest, but people viewing will never actually believable you, They will still hunt for the 'real' reason, Standard advise on this forum seems to be to just tell them its to be closer to work/family no matter the real reason, Anyone who's ever watched Neighbours from Hell, Or New homes from Hell will always be suspicious.
The Garage conversion is not actually sold yet is it? Is it almost ready for photos?0 -
We’re moving because we have a much bigger budget available
Keep that quiet.
Last thing you want when you do get people to look at the place is to tell them you are loaded.0 -
We’re moving because we have a much bigger budget available and can afford to move. We also want to move now before having a family, as we don’t fancy moving with kids in tow!
Everyone has different reasons for moving, that’s ours, it’s a genuine reason for us and certainly not a lie. We have also been very open with our viewers and said to them we bought this with plans to emigrate and rent out so they are aware this was never a long term home for us.
We also have mentioned about the plans for the new builds on station road (Milford road is already built) and the skate park behind the house so we aren’t hiding anything from them, their solicitor would pull all that up anyway, so no point hiding that fact! It would just cause us more problems further down the line which no one wants.
Stupid question, because you'll have thought of it already. Do your builders offer an exchange scheme? They probably won't offer top dollar, but it solves the problem. No reliance should be placed on the above! Absolutely none, do you hear?0 -
No unfortunately not, we’re buying from a very small local builder so they don’t offer this scheme. It did cross our minds and know it would be an easier process so we did go to see the bigger developments, but they weren’t right for us.0

So small local builder will want to get things done quickly so that he can get his money. In which case you need to get this property sold so that he can see that you are serious about your timescale in buying his house otherwise he will sell to someone one else.
If you have plenty of money to spare then you can afford to drop the price on this one to get it into the range where you have people who are interested in viewing. At the moment it is very overpriced. If it was only a little overpriced you would have had far more viewings than you have had.
Doing a bit of decorating and brightening up the garden won't solve the fundamental issue in that it is overpriced.
It isn't just me that is telling you it is overpriced the market where you are is telling you it is overpriced that is why you have had so few viewings. It could take you around 10 years to sell the house at the price you have it now. Can you afford to wait that long?0 -
OP I agree with the previous posters, its the price and your in a situation where you need to sell as the house your moving to you have reserved on is almost ready.
Either reduce the price to sell the house so you can move
Or
You stick to the current price and you end up missing out on the new house, lose if anything you paid to reserve the house and buy another house.0 -

Fair enough. That means there's only a few houses around that suit you.
I assume you need to sell your present house in order to proceed with your purchase? Do you have a Plan B, in case you miss out on your intended purchase because your current house doesn't sell in time?
Just to reiterate, it's clear from the responses here that there's nothing much wrong with the listing. Better photos might help. A bit of redecorating. Maybe some more plants in the garden. But fundamentally the listing's okay. That's the answer to the question you actually asked! Good luck selling. You only need one buyer. No reliance should be placed on the above! Absolutely none, do you hear?0 -
As an Oswestry boy I wouldn't want to live there as I'd rather live either Oswestry or Shrewsbury. It will take time to find the buyer who wants a two-bedroom property in that location I think nice house thoughAn answer isn't spam just because you don't like it......0

I think we could have got 20K more if we'd been prepared to hold out but in the overall scheme of things we felt it more important to secure the new build rather than risk it for a bit more money.0 -
Just for the record I'm your target buyer. I've recently bought a two-bedroom property, am from the area, and could easily have afforded yours. The house is lovely but I wouldn't want to live somewhere like Baschurch unless I had kids and wanted a quieter life. The 2 bed doesn't allow for that. I would want Oswestry or Shrewsbury so I could go to restaurants etc with the other half and can buy/did comparable within that price range offering more re-social life.
The average Shropshire salray isn't great which limits the market further and they can't use help to buy here. If you can't lower the price to make it attractive then it will take too long probably to sell.An answer isn't spam just because you don't like it......0
