Thanks digging dude, nice to have someone local to provide feedback. I appreciate your comments, personally having grown up in villages we would hate to live in town, far too busy for us plus we both work in the countryside, but we are country bumpkins, therefore probably need a couple similar to us as our target buyer which we know is a niche market. Think it’s only common if you’ve come from the same upbringing in the country as all our friends have stayed in villages too!0

The property we are buying isn't started yet and won't be ready until early next year but we still dropped the price to get our house sold so we knew for sure we could commit to the new build.
I think we could have got 20K more if we'd been prepared to hold out but in the overall scheme of things we felt it more important to secure the new build rather than risk it for a bit more money.
Did you find a buyer willing to wait a year for completion? No reliance should be placed on the above! Absolutely none, do you hear?0 -
Lovely place to live digging dude! We looked there recently but too far too commute for us! Totally appreciate people are different and want different things, we still like the ducks!! I work on a farm too so probably says it all!0

I really do think that painting to a high standard is just not for everyone, Ive seen plenty of terrible jobs. And some would just think its a job for the professionals so that's £1K.
Check this paint job out.

Well you are sure that you are going to get your new house by doing this.
The OP is still hanging in for the extra £20k on their house with only 2 viewings. The new house they are hoping to buy will have been sold to someone else and those buyers will be living in it before the OP finds anyone to pay an extra £20k for a two bed in a village that is losing its popularity.0 -

Only if they need this sale to make it happen.
Don't forget the garage conversion to the 2 bed bungalow they want £230k for that.0 -
i'm a bit late onto this thread but I'll give my two-pence worth anyway.
I really like your house. It looks lovely and modern. I even don't mind the grey.
Firstly i'd ignore all the comments like 'move the fishtank'. Nobody is going to disregard your house because there is a fishtank pictured in the lounge and if they do then you should probably be thankful you've not got such pedantic people as your buyers.
If I were looking I would be raising the following concerns, which unfortunately you can't do a lot about.
I wouldn't like to be backed onto a playing field. The noise from the kids playing would do my head in.
The house seems very small. Nowhere to put a dining table. I almost wonder why the builders bothered putting in a downstairs toilet in a 2 bed house. Would have been better off utilising that space for the kitchen then at least it would be big enough for a kitchen/diner.
I bought my first house 3 years ago and the problem I found with looking at two bed houses is that they are quite often not that much less than 3 beds. If people can stretch themselves another 20 or 30k then they will be able to afford 3 beds and essentially skip the starter home.
Personally i think the need for starter homes is becoming less and less. A lot of people can't afford to buy properties in their early-mid twenties anymore and the people who are buying are often older and already thinking about families and so want something a bit more future proof.0
