    Are we taking a bet on the sale price of the cottage ??? Very pretty but I'd go for 165k .

    I prefer older properties so it has far more appeal to me


    I'm still waiting to see how much a house my OH went to view...seems to be taking an age to view the sold price

    I would go for nearer £155k because of the shared drive and that road.

    it is a bit of a funny layout that if you were buying needs investigation.

    the planning portal still has it as three standard shaped plots off the road.
    Then there is a unusual patch that wraps round the side of the houses to the back from the road.
    not really helping the OP, it was just another example of a 3 bed being in their price range that I did not remember seeing a couple of weeks ago.
    There will be a host of reasons why that was relatively cheaper than theirs but it does not help someone preferred it and another buyer gets through the net.

    Wonder what the viewing are like now it is on with a proper agent?

    I can't remember what we compared, is this a new SSTC?

    3 bed asking £180k been on a long time SSTC one to watch for actual sale price.
    (the streetview is wrong actual address 41 Prescott Cottages Prescott Road Prescott Baschurch Shrewsbury Shropshire SY4 2DR)

    It still says driveway in the description but at least there is now a photograph of the "driveway" so that people can see that it isn't one and is allocated parking. Before you could only tell because the gap between the houses wasn't wide enough.

    Why do you not just have a straight asking price?

    PB said "offers in region of" - I always take that to mean the seller wants asking price (or very close to it), so I won't view unless I think it looks worth asking price from the photos. You're better off getting viewers through the door then haggling them up after they've decided they like it!

    New agent says "guide price" - I read that as "agent doesn't really know what this is worth so is having a stab". Round here I tend to see it on unique properties, or ones with an obvious problem. I wouldn't expect to see it on a bog-standard modern estate house with very clear comparables.

    Have you chosen not to just have a plain asking price, or was it what the agents advised?

    Don't forget some buyers also avoid PB as well, I for one wouldn't given my own experience and everyone else's here

    I read the "guide price" as we the agents think that they won't get more than £150k for it but the vendors don't want to take our advice so to get round the problem of us having to put an unrealistic price on this house we have put guide price and expect no one to offer it and when they don't we can tell the vendors that it was only a guide price to start with.

    The nearest comparable are the sames houses that sold for £165k as a new build 18 months ago.

    The other newbuild competition reasonably near.

    Economic climate/sentiment now very different to 18 months ago though? Boris or JC for PM will be giving people pause before signing up for big mortgage debt IMO.
