    Just to clarify the garage conversion isn’t ours! It’s my husbands old family home which has recently been bought by a developer who has split it into apartments and a bungalow, nothing to do with us.

    We do have three new viewings arranged already so for the OP it does show that if you have the price in the right ballpark you should get viewings.

    Is there another property in your loop or was that just an reference to an old one you have no current interest in?

    Trying to understand what is driving you and how that impacts when you need this sale to happen another property could complicate or simplify.

    The property was built by Severn Homes in 2017 to the 'Marton' design and is ideally suited for first time buyers, couples and investors.

    I had not really looked at the listing and it seems fine to me nothing to put people off having a further look at the details

    The above caught my eye so lets have a look what they are building now just in case they have some more.

    That cannot be helping.

    I think you should have started at £169k(but I think that is still high) so that you capture the 160-170 bracket viewers, with a view to taking offers in that range.



    You need to get to the bottom of your opening statement
    we thought we would’ve had a lot more interest than we’ve had!

    Never heard of essington not sure where that is!
    The marton is my house design, the Prescott is next door. These were all sold as of 2017?

    Appreciate your thoughts on the price as I have said before, we are consulting with other local agents and getting more valuations done. I know you think it’s worth less than we have listed for but certainly for now we are going to rely on the property professionals in our area. We won’t sell for any less than what we paid for it, and if that means we don’t get the other house then it wasn’t meant to be!

    I think your house is lovely and it’s only been three weeks however you’ve made the mistake in committing to your next house before selling this. I bought a new build 25 years ago but we stretched ourselves to get a three bed (actually added the box room to the main bedroom) to get the extra space needed as a two bed as they were so tiny.

    18 months is new but not new as people say but you don’t always loose on new builds obviously if you hang onto them. We stayed in our 2/3 bed and extended over the garage making it a small 4 bed. It sold within a month of going on the market so someone who loved the area. I took a £20k cut as I wanted a quick sale. I could have awaited and got more due to the uniqueness of the location but there’s far better value close by so it could have been a long wait. If people want to stay in your village they’ll find your house but be prepared to wait.

    Good luck but maybe try and get out of the new build just for now if you can’t drop the price. There will be other houses.

    The builder that sold you yours has it still on the web site.

    Saying it was added recently and sold for £165k.

    You know recently means 2017 but those reading it won't unless they know your estate they may think it was just another one more recent.

    I see what you mean now thank you.
    We have some time yet, but would like to try other things before dropping the price, it has only been 3 weeks and at this point we aren’t desperate.
    If it means we lose the other house then so be it, there are others coming to the area, and we know we can do a part exchange with one of the developers. Granted they may not be the one we have currently found but there are options for us.

    I bought my first house 3 years ago and the problem I found with looking at two bed houses is that they are quite often not that much less than 3 beds. If people can stretch themselves another 20 or 30k then they will be able to afford 3 beds and essentially skip the starter home.

    Personally i think the need for starter homes is becoming less and less. A lot of people can't afford to buy properties in their early-mid twenties anymore and the people who are buying are often older and already thinking about families and so want something a bit more future proof.




    A lot of the new build 2 bed and 3 beds seem have the same square meters, Just a different layout, so once not new anymore that would seem to be the reason that so many 2 beds are close in price to 3 beds, i see some within 10K, With land value and the price per square meter being the bigger factors.
