Not much interest on our property, thoughts please!

    We have had almost 1600 views on our property online since going on the market 18 days ago, but only 2 viewings, so really appreciate your thoughts and input. Luckily for me I have a few days off so it’s time to spruce the house!

    Schools are of no interest to the people that will look at your house.

    Your selling because it is no good for a family.

    How long do you think the fields around you will not get developed, these days high risk when there is already development(yours) in the area.
    (I would be checking the local plan and planning portal if interested)

    What I am saying as someone that is not attached to the "village" but if I was looking outside Shrewsbury for a nice place to live it looks like I can get a 3 bed for £175k or maybe close so I would not bother with a 2 bed unless no 3 bed came up that I could make an offer on.

    Walking to a pub is good but once you need a car to go places an extra 5-10mins does not matter that much and worth it for an extra bedroom and possibly a garage.

    Going back to the sought after village aspect. If you follow along these lines you get to this conclusion. The most that a builder of new houses could get in that village for a 2 bed was £165k. So the absolute top that you would get for a 2nd hand new build would be £165k and that would only be if house prices had risen locally to match that price.



    It looks as if house prices in the area are in fact mostly level and have not gone up much at all. So you aren't going to get for it what a builder could get for it new. It is most probably worth around the high £150k mark so something like £155k around £20k less than you are asking for it. It sounds a lot but actually it is on at the moment for £10k more than the builder could get for it new. It isn't new now so if you want to sell it you are going to have to sell it for less than the new price you paid or wait longer before selling. The problem with that is that in that time anything you might want to buy will also have increased in value.



    You say that you have reserved another new house. Are you trying to lose money on every house purchase you make?

    I am another who is so over grey. It seems to suck any atmosphere out of the rooms. So much so I cant look.

    Appreciate what your saying but equally don’t agree in the slightest, we’ve gone on at the lowest valuation we had. We are prepared to go lower, although I don’t fancy going bankrupt so won’t be taking your advice :rotfl: thanks anyway!

    That is exactly what i thought when i took a look, i can see that view being built on in the next 10-20 years easily, even if it was the right house for me which this one would never be.

    Giggle or not, it's reality and you will have to live by your own decision to stick with the current price point and be prepared to wait a long long time before someone is willing to offer your price.

    your house is overpriced and there's no getting around it. You likely overpaid when you bought it and depreciation is the problem with new builds.

    You made the choice to buy the 2 bed knowing you needed to upsize, sadly sooner than later for you

    Cakeguts is spot on and really pleased you are taking the recommendations onboard as it is hard listening to someone critique somewhere we call home

    If you are going for a new build again then remember everything said here, it will go down ell before it goes up in price no matter what the market is doing

    Just make sure it has everything you need moving forward and you will live in it long term so as not to make the mistake not only you, but so many others make

    When selling you need to de-personalise the space as much as possible , and also neutralise it where you can .

    Once people have made their mind up to view they are interested , by using a good EA they will whittle out the carpet wearers from those who are genuinely interested and proceed able.

    Due to my own circumstances and hate viewings I only accept those, in as much as poss a proceed able position

    You have one chance on that first viewing to grab that offer , so ditch a lot of the grey , you don;'t need to do all of it but really tone it down as much as you can

    Once you have a bit of a blank canvas then splash the colour with a few bright cushions and fresh flowers .

    Sell the good points and gloss over the bad
    ...oh and drop the price !! I think 160k should get some interest but expect offers around the 155 mark.

    Good luck and I'm sure with all the above you should be able to instruct solicitors.... well if you get shot of PB, you'd be surprised how many people are put off by them and won't view because of it

    I don’t mind your colour scheme at all. Paint is cheap so I wouldn’t worry about redecorating, this forum is full of armchair house doctors many of whom have probably never bought or sold their own house.

    I’d never view a Purple Bricks property, it says too much about the seller for my liking.

    My issue with your property is why on earth do 6 foot fence panels block the great views you have? The developer probably has plans to expand the build into the land at the end of your garden.

    Can you replace the end panels for 3 foot ones or even the trellis type instead of closeboarded to open up the view?

    The house is lovely very well kept

    Most house buyers understand when buying a house they usually have to decorate to their own taste if I bought that house I'd keep most of it the same

    Purple bricks always have mixed reviews but if someone wanted your house they'd buy it regardless who's selling it
