Of course not all FTBs are included in the above but you want to extend your potential market as much as you can.
I actually avoid PB when i bought, i tried one property advertised through them, they never got back to me to arrange a viewing despite chasing and giving details, if their not bothered why should I?

We paid £165,000 so not an option!
So why are you advertising it at £175k when your information when you bought it would have indicated that if you tried to sell it shortly after buying it the value of it second hand would be less. It is now second hand so it is going to sell for less than the £165k that you bought it for.
I think that you are relying on the fact that your village is sought after but it will only be sought after at the right price otherwise people will buy somewhere else.0 -
Appreciate not everyone likes Purplebricks we went with them because we have dealt with our local agent before and he was brilliant. We also lied the flexibility of doing our own viewings, therefore can offer viewings in the evenings, which other estate agents won’t offer.
Will get some prices for local agents to compare, thanks for your advice.0 -

At least the EA pick up the phone and respond, PB have a risk of not bothering at all. You get what you pay for and PB are in financial trouble as well. They don't give a good service.
if a house is priced right, people will come to view, evenings or not, I had EA viewings after 5pm, so your statement is incorrect, you just wanted to save money and now your paying for it as well.

I have never known an EA where they wouldn't arrange evening appointments if the vendor was willing to do the showing around. The only times I couldn't get evening appointments was when the house was empty or the vendor insisted on the EA doing the viewing. EAs want to sell houses, they don't want to put obstacles in the way of that.

Floor plan has no dimensions on so I couldn't view it.. I need it both in feet and inches plus metric.
Purple Briicks would be another no for me too , I suppose you deferred payment so even after no sale you will still have to pay Close Bros finance.
EA will arrange evening viewings at your convenience and will proactively sell it, whereas PB won't ... there is no incentive for them to do so
Shared driveway is another no , had one many years ago and it was a nightmare when new owners moved in
Your rooms from the pics look dark because of the colour scheme and as no dimensions on floorpan it probably means the rooms are small.
I would spend some time with some magnolia to brighten things up a bit , it might be your personal taste but you are presenting it to the public , if you are selling someone is going to change it .

With you buying the house from new you must realise new houses are like new cars, you wouldn't buy a new car and 18 months later try and sell it for more than you paid new.

Thanks everyone, we know it’s grey, this is our personal taste and do realise it’s not everyone else’s!
The 3 bed sold for £160,000 is in the next village which has prices a lot lower than our village, there are no facilities in that area, and a lot further from town plus that house that has sold is having 12 houses built behind it hence the low price.
We have changed the description and photos to our own as the ones purple bricks took were awful!
Unfortunately moving the fish tank isn’t an option, we don’t have anywhere else for it to go and it would mean completely emptying it to move as it’s far too heavy!
The front drive is shared with next door, there’s room for 2 cars on each property.
I also agree the garden looks quite narrow on the photos it is wider than it looks!
There are only a few 3 beds in the village, one for £199,950 but smaller than ours, another for £275,000. One has come up in the other village down the road a 3 bed terrace which needs a lot of work doing for £199,950 so I don’t think we are outpriced, however we would accept a lower offer than asking price!
We have been here 18 months, we initially bought a 2 bed as we planned to emigrate and would rent this out (rental market is booming here and 2 beds are in demand hence why we bought this) but have since decided against this and are moving to a 4 bed home to start a family.
The grey might be your taste but not everyone has your taste. This says to me I would have to redecorate most of the rooms which is an additional cost and hassle I couldn't bear. This might be where you're inadvertently pricing yourself out of the market. There's a house near myself, which has been on sale since last year again every room is a shade of grey. Just did a quick search and it looks like it's been taken off the market. I was going to provide a link.
Another reason for the rental market booming in your area might be that people are struggling to get a mortgage hence the lack of interest.Just because I disagree with you, doesn't mean I hate you. We need to understand this as a Society :beer:

Thank you for all your comments, I see not a lot of people like purple bricks! We have already paid the fee in February when we instructed the agent but not against trying another local agent. All our viewings, messages etc come straight to us not through our agent but maybe people don’t realise this and only see people’s bad experience of their agents not getting back to them?
We will de clutter, re paint and re write a new description and potentially drop the price and see where that takes us, thanks for your input.0
