    The other 3 beds are apartments, but are £25,000 more so can’t see how they are the same price as ours?
    My husbands old garage has been converted to a 2 bed bungalow with no garden and that’s £230,000 so I really don’t believe we’re unrealistic on price, granted they probably won’t sell for a long time.

    if you genuinely believe it's priced well, then do nothing and wait for offers left right and center

    otherwise drop the price, could be slow moving area

    a house is worth what someone would pay for it, 3 weeks and no offers yet, how long are you prepared to wait before dropping

    My vendor had been on the market for 4 months, suffice to say I didn't offer the asking price, overpriced

    Don't compare to what has not sold compare to what people are buying.

    look at this one that sold for £178k

    How much did you pay for it new? New houses have a premium on them so if you sell them a short time after buying like you are intending to do you can expect to get less for it than you paid. This kind of information is usually in the small print of the information for buyers of new properties.



    So if you bought it for the price you are asking now you won't sell it for that because that is a new house price and yours is now second hand.

    Very true thank you, the one that’s shared ownership sold in about a day not sure if it’s because it is shared ownership but it it’s the equivalent of £170,000 we would consider accepting £171,000 so don’t think we are far off?
    Appreciate the other 3 bed hadn’t seen this on the market, it is right next to a train line and has planning to build just under 100 houses behind it and next to it also.
    Tempted to drop the price to offers over £170,000 but know that puts some people off!

    Thanks for the link, however these are all in the next village which for whatever reason has a lot lower prices than here. There is no shop or any facilities, the nearest town is 25 minutes away.
    Here we have a primary and very good secondary school, 3 pubs and restaurants, a shop, butchers, opticians etc and 15 minutes from town.
    Plus all 3 of those have a field inbetween them which now has planning for 12 houses. Whether that will affect the price, I don’t know.
    Appreciate they are cheaper, but the villages don’t really compare for a reason I’m not sure of! My grandparents lived in ruyton, had a lovely house very cheap and took 5 years to sell, they don’t go very quickly there!

    https://www.rightmove.co.uk/property-for-sale/property-81722453.html Some one liked this one more than yours. It was put on the market the day after yours and it is sold.



    What this means is that people are not willing to pay a £20k premum to live in a 2 bed in your village.



    If you want to sell it you have to find out what people will pay for it. It looks to me as if £150k is the going price for a 2 bed.

    Perhaps a price ceiling has been reached. The further up the pyramid you climb the fewer the buyers in the market. Likewise more discerning.

    Its a FTB house and I'm not sure if FTBs would be comfortable going through purple bricks, they would probably prefer a local estate agent to 'hold their hand' through the process.


    Of course not all FTBs are included in the above but you want to extend your potential market as much as you can.
