One thing you could use this experience for is reevaluating your "ready to be put on the market" criteria.
there are many reasons to buy a house and not everybody will be put off by a bit of work. I do think there is a minimum standard below which will cost you money (in that you could fix it cheaper than the impact on house price) but you may find this lower than you predict. You could ask a question on the house board as that is very active and helpful, although people do have robust opinions!!!

My planned works are as follows:
Bathroom
Plaster kitchen and basic kitchen
Fascias and sofits
Electrics in bathroom
Outside brickwork
Once I have done these I will call in an estate agent to advise me before doing anything else.

Calmness is descending again. Monday and Tuesday stress had me mainlining B’s flower remedy
The floor sander ran over the cable so I lost my damage deposit. Despite looking at the job in advance he was surprised by loose floorboards. The sandpaper tore immediately but it was the machine not the way he had put it on. Twice there has been a need to buy extra products as he misjudged what he would need. He said it would be a 2 day job but he is coming back tomorrow (day three).
Despite all of the above, I am happy as the floors look lovely even without wax applied
I have worked hard over 2 days along with the floor sander: collecting and returning the hire equipment, clearing a room that has been untouched for several years. Moving furniture, and hoovering thick dust! Fetching supplies from shops and decluttering as I went. I dropped 2 bags in at the CS.
On my way back from returning the hire equipment today I went to Lid1 and spent £20 to use up a £5 voucher :money:
My plans to achieve balance so I don’t end up hitting the wall again have failed yet again.Tomorrow is my rest day but the floor guy will need to finish off in the morning. I need to go to the bathroom warehouse to buy the bathroom stuff. I need to go to return a pile of sale clothes

Your list of jobs to do before calling in an estate agent sounds sensible. As Mark says there is no point in doing more work than you need to in order to get a good price for the house.
It sounds like a good plan to delay the sanding until Tuesday if it's all getting too much and you need a rest.Finally Debt Free After 34 Years, But Still Need to Live Frugally

The house is upside down and the walls are brown with dust upstairs. I ignored all of this and left the house as I have been in for days and I needed to get out. I wasted money on rubbish cake in a coffeeshop. I spent about £15 today on fares and snacks and coffee. As the American’s say: ‘my bad’
I took back my sale clothes.
I got my CC activated today. It feels funny to have a CC after so many years without one. I have no desire to spend on it
I found lightbulbs in Mr.S. They were on clearance from £6 to £1 and £1.50 a bulb so I spent £10 on them to put some by. :money:
I took a handbag out of the ‘take to the charity shop’ pile to use today. The bag is heavy even when empty and now I have a crick in my neck. My bad again and back it goes in the charity shop bag.
I potted up some geraniums. This is the first time in many years I have had flowers at the front of my house growing in a pot
I went to buy my bathroom. The salesman I needed was off and I was glad as I was too tired to think straight.
My sink is blocked/slow running water. Trying to be green baking powder/bottles of vinegar.
Now I have resorted to chemical unclog stuff that I need to leave in overnight.
I am having a break from tradesmen and progressing on the house for the next few days.

It's a good idea to have a break from tradespeople. You've been doing really well but everyone has their limits. A bit of spendiness happens to everyone from time to time so don't beat yourself up as you're only human.
I would never trust myself with a credit card ever againbut I'm sure that you're more strong minded than I am
