Things around us are selling but only seem to be the ones further down past us into the estate which are up £100k0 -

Sympathies! That "Quote" button does the above, makes it easier to reply directly to each bod.
Quick buy companies? Avoid, at pretty much all costs. They will stress you out, and probably use your desperation to sell to drive you down further at the last minute!
But, truth be told, things aren't shifting fast at the moment: apparently something is going on in the news, and folk are waiting. There are a couple of depressing little gnomes who pop up on these threads telling posters they are doomed unless they sell their house for pence, as they believe there is a crash coming. They've been saying that, day in and day out, for more than a decade on here and, in my opinion, they are wrong now. But, that's not to say the market isn't extremely slow at the moment.
I understand some of the problems of MS, and know the stress is unlikely to help you. Can you consider staying put for a few months, maybe putting some of the cash you'd reduce by into modifications?
Alternatively, ask standard agents what price reduction might secure a sale but, be warned, I'm not sure even that will work for a few months.
But, do avoid the quick sale shysters!0 -

You're trying to sell for £120k in an area where only <£100k properties are selling.
With all due respect, whether you can "afford" to sell is beside the point - it's not your putative buyers' problem. They are looking at your property compared to other properties on the market for similar money in the similar area. They don't care about your onward chain, your outstanding mortgage, or any of the rest of your concerns.
