Can’t sell property
Comments

It will sell at a price, but the layout and pylon are going to have to be reflected in that price.
This is on for £125K

You can do a lot cosmetically to make the house seem less small and cluttered but that view alone SHOULD be attracting people so I suspect its price first and foremost which accounts for the lack of interest. If there are similar sized houses nearby for <£100k that's a whole 20% less than yours, which makes it a significant premium for the council v non-council element when you are looking at lower budgets/FTBs etc as buyers.
So, the view and non council are the pluses but layout, room size, pylon and price are the minuses. I think the minus list is winning at the moment I'm afraid and the main way you can balance that will be the price.
I expect that will make moving a challenge so am sorry for that. If you really have to achieve a certain price, you could try the cosmetic stuff and new photos etc, you never know - it only ever takes one buyer.0 -
Sorry, I mean our house isn’t in the council estate so is more expensive!!
And is it really worth a 20% increase, if the line is so near?
OK, so things you can change to improve the presentation...
Declutter! It's a small, narrow house - so don't stuff so much stuff in! Can you beg/borrow a less overwhelming sofa/armchair?
The sunlounge looks like a great feature, with that rear view - but then you realise that the sunlounge looks out on a pile of garden junk and a high fence, and the view is from upstairs.
Get dimensions on the floorplan.
Things you can't change...
Size and layout.
Location! Looking on google maps, it seems that your side boundary is a car park for the next street along. That makes me wonder about noise/anti-social behaviour.
Comparables...
For the same amount as the upper end of your "guide price", why not this?

(as well as the one Kinger mentioned)
For a little less, why not these?

It's really brave letting people comment but there is no way on earth I could live near the Pylon, nothing you can do about it but it would have to reflect on the price greatly ., but for me even then it would be a no go
I think it's clear from other comments that you could lose at least half of the furniture it just doesn't fit.
I've downsized by half recently and I'm having to do the same , the money goes into my pot for bits that look more aesthetically pleasing.
I keep pieces that I won't sell mostly for sentimental value and sell /donate the rest .. It's quite cathartic and fun too .
I honestly think it will take a long time to sell unless by chance someone specifically needs/wants that house , but there is a lot you can do to help.
Stick to all neutral colours , a lot less furniture and once that's done ditch the agent or at least a better photographer.
I never understand agents who accept sub standard photos it's daft .
Also I keep a list of properties I like on my fave list on RM well before I decide to sell and never view any of them until I have accepted an offer and made sure the chain is clear to go.
Nothing worse than loving a future property only to see it sell to someone else as I am unable to proceed0 -
Thank you so much that’s good decent advise X0

I’m focusing on all the excellent advise, decluttering and making a lovely uncluttered garden, with new pictures Thank you so much0

I said previously above about the pylon, however we are right in the corner and we don’t see it! We know this will be an issue but not to a local who is used to seeing them!
I need support please, we can’t just take it down! So in your opinion would we never sell it? We’ve lived here 11 years and our neighbours are like family, but I have MS and to be nearer to myhubbies work so one we can plough the petrol money he spends into a house ( it’s two hours to work and back a day!) and for him to be home more to help with our son. The stress is kicking off my MS! Thank you for your opinion though.
Price the house a quick sale. You will save money you are spending in gas and your more importantly safeguard your health.0 -
Have just realised exactly how near that pylon is.
Not sure what's 'fact' and what's fiction, but most results from google suggest
https://substation-health-risks.co.uk/what-are-the-health-risks-of-living-near-pylons/
People also askIs it safe to live near pylons?
Hundreds of studies worldwide have shown that living next to high voltage power lines and other parts of the power transmission network increases your risk of cancer and other health problems. The closer you are the more you are bombarded with dangerous EMFs.
How far away from power lines is safe to live?
The strongest magnetic fields are usually emitted from high voltage transmission lines — the power lines on the big, tall metal towers. To be sure that you are reducing the exposure levels to 0.5 milligauss (mG) or less, a safety distance of 700 feet may be needed. It could be much less, but sometimes more.
That is your main problem. Anyone viewing or looking will be googling. They actually scare me - not good with large structures - which would be enough to put me off, but have heard about health scares so would most certainly be googling if I could look past that, then definitely writing it off.
Sorry - really not what you want to hear
Good luck! I think this one will be down to price in the end. I would seriously consider auctioning it.2024 wins: *must start comping again!*0 -
First of all you need to go over the photos of the house and the description.
Not having the first photo as the front of the house is estate agent code for there is something wrong with where this house is or with the front view. They usually do this not having a front view of a house if it is an ex local authority house or a house with a problem with its situation. It is supposed to distract viewers but I think most people can see through it and are immediately put on alert that there is going to be a problem.
The second bit of estate agent code is deceptively spacious. This is code for small and pokey. You see if I know that there are going to be lots of other people who do as well. See if you can get them to remove it. You would never see deceptively spacious on a description of a large house. You would just see spacious. So in the description of your house the estate agent is telling potential viewers that you house is smaller than average. Do you really want to pay them to do that? Wouldn't you rather that people viewed it and then made up their own minds about the amount of space?
Now if you aren't getting many viewings that is because people feel the price is too high compared to what else they can buy. Since your house was built and even since you bought it more new houses have been built. This can affect the price that you can get for your house especially if the new houses are not very much more expensive.
Not all houses go up in value some go down. You may find that yours is one of the ones that has gone down since people now have more choice and would prefer not to buy a house with a pylon in the road.
If you get a lot of viewings but no offers your price is still too high.
If you get a lot of viewings and offers your price is about right.
Judging by the number of viewing you have had so far I would suggest that the lowest part of your guide price is still more than anyone will pay you for your house.
If you want to sell it quickly you are going to have to reduce the price.
I would suggest that you reduce it to just over £100k something like £105k and get whatever you can for it so that you can move on with your life.
It was probably a mistake to buy this house here when you bought it with that pylon problem.0 -
Its a lovely house, but to sell it needs to feel less like your home and more a blank canvas. Please don't take any of this personally, it's what I'd do.
Photo 3:
Lose the IKEA unit, it's bringing the room in, also side tables. Declutter most ornaments and on fireplace and things on the shelf.
Photo 4:
Lose unit. Photo is a pointless one really and doesn't add anything. See if EA can retake from a better angle.
Photo 6:
Again, boxes, tables, DVD unit, general clutter. It won't feel like your home but you want to sell so get rid for now!
Photo 9:
Clear the worktop spaces.
Photo 10:
Lose the wastebasket
Photo 12:
Will the bed fit on the back wall to open up the window? Probably not and not a lot you can do about this room I suspect but it makes it look cramped.
Photo 13:
Personally I'd get rid of the pink voile and clear the window space.0
