its not an ideal situation , I guess I'm taken back by the competition for houses in the brackets I'm looking at.
I do not expect my offer to be successful , I fully expect there to be a cash buyer lurking.
Part of me wishes I hadn't seen it , It really is above average for a 2 bed property in terms of space so everything else now feels small.
Another house I saw is just as suitable but smaller and doesn't have the parking or the garage , Its still showing as on the market and as it turns out is owned by an all work friend of my best mate , I've told her to do some investigating to whats happening with that as its a perfectly suitable property and as its more of a rural/village location maybe won't get so many chasing it as most first timers want amenities and an easy commute.
The village has a train station ( slow line in to london every 30 minutes) , couple of pubs and a spar ...............thats pretty ideal in my book !0 -
I did not have you down as a rural girl. I thought you liked having the amenities - shopping and the gym.Can't believe you've put an offer in! How exciting! I know what you mean about not thinking you'll be accepted but even so what a change of pace for you. I am waiting for next year to look. This year is a bit mad. Houses where I want have gone up £100k whilst my house has gone up £5k. I am glad there are houses popping up where you want.I hope you get into more of a flow with handling the menopause symptoms. the area I describe as rural isn’t really as such , it’s just a little country village located between the town I work in and the place mums house is , it’s much quieter and definitely not as much on hand as I’m used too but I do want somewhere where I can just shut my door at night and not worry about any dramas outside
I’ve found nice houses in the town I work in but sadly due to the nature of new towns they are never out of eye range of ugly and I mean really ugly housing estates and without sounding like a snob I don’t really want to see them
the house im considering , the rural one has everything I need and also has a nice marina area of our local river with a nice Resturant and breakfast cafe
ive viewed another today in my work town but it’s not for me , 3 bedrooms but only one very small double , garage and drive - great yes but the garage has been converted in to a utility and office space ( can’t tell from outside ) , just didn’t give me any I want to live here vibes but nice street but again few ugly looking estates around it !!The more I see , the more I am learning what I will compromise on and what I won’t
today I’ve picked an off school friend up and she came and helped me clean mums house , I’ve washed all the skirtings , bannister , doors and wood work down and she focused on the inside of the kitchen cupboards , she talks a lot and works slowly but she’s productive x0 -
I'm so glad you had someone to keep you company and get you further ahead. I am sure it's transforming now. I hope it's easier when you have a future goal in mind rather than just the upset.I am impressed with how quickly your streamlining your vision and your goal. I think my must haves are parking, a garden and a certain school catchement but that seems to be out of my price range. If you can satisfy your must haves within your budget then go for it! my sister popped in today to check on the defrosting freezer and said the woodwork etc looks much cleaner
will also take the opportunity to get mums plaque/ stone sorted for the plot at the crematorium which has been tricky to do so far
I’ve had receipt of probate so that’s rolling along just waiting on approval , I guess steps are in place to get to my goal.
I have my wish list but the market is moving swiftly and you just can’t hang about , parking is the hardest thing to get , so I’m also doing drive bus trying to ascertain whether it’s an issue in locations I’m looking in , it’s such a big responsibility getting it right .

wow its been a while since I updated , its been busy , busy , busy
I now for the first time in my adult debt have no outstanding credit card debt , the final payment has been sent and although I have my day to day card which I literally use for internet ordering and things like insurance I pay this one off every month.
It feels like such a release.
I have a small very balance to clear , I have until December to do this but I intend to do it next month if acheivable and then fingers cross it should be replaced by a mortgage!!
Lots of stuff been happening.
Firstly , a day after the pretty house viewing an amazing house in NM's area came on sale. I couldn't get the figures to add up on the pretty village house as there aren't many rentals as examples so had parked it for now however the new one literally requires just your clothes to move in , is 3 minutes drive from work and has an extra bedroom and the figures work
Long story short , the idea was to offer and hope that mums house came through and met this one along the process and have the option of alternative mortgage option should that not happen.
helped that the house was being marketed by a friend of mine , offer has been accepted and mortgage has been applied for.......................
My sister then gets her notice from her LL after 10 years , there is a severe housing shortage as everyone probably knows , although she works she doesn't earn enough to pass the criteria of letting agents in our over priced area , it really is catch 22.
If I can get the mortgage through on route 2 for my purchase then the idea is to remortgage mums house to clear the equity and do basic works of redecorating and flooring and major works of the bathroom. the kitchen since we set to it with our marigolds is like a new pin and basically just needs some snagging sorted.
If I can get it over the line , I will live in my purchase , my sister will live at mums and we will revisit in 5 years time.
The mortgage which she will pay is a third of local rents if not less and as we are retaining the asset and the mortgage would be repayment I'm happy with this as long as she mantains and looks after the house and I get to still buy my house.
If we can't then mums house will still need to be sold and I will feel like I've made her situation 10 times worse but after all these years I need to put me first and I am not responsible for her situation or her poor life choices in the past.
If we can then its ideal for everybody.
Anyway probate is now granted so there are certainly options.
With regards to the car , I'm still driving NM's , his work car has been playing up so he has bought a replacement , technically I should have but he is happy to do so since I have a house purchase to sort out. We don't need more then 2 cars so unless there is a huge change in our relationship this shouldn't need to change. My mileage is minimal and car use down to not very much at all.
I don't feel like I've had a moments rest with everything thats been going on the last few weeks , houses , cars and clearing mums. My operation is next week so I will have to rest for a while whether I want too or not !!!!!!

Can your mum's house be sold to your sister and you hold a second charge for your share? Some lenders will accept that? Otherwise my head hurts on how you'll do it.

I'm so glad you've found the perfect house for you. That's fantastic news. I have concerns about your sister in your mums house. I know you are savvy with maths but you're very kind too. And as you say it's not your responsibility to keep her afloat.

can't sell to her as her credit history is terrible and I also would like to have some control over its fate in the future0
