@beanielou - everyone is different re. Home report value, but our new nominal value after 5 years is far above both the home report value and what we paid (which was over the home report value at the time). I suppose what I'm saying is that the "value" of a home is precisely what someone is willing to pay at any point in time and that this is sometimes inflated because of demand, desirability or other considerations that the man/woman from RICS can't tick a form for 😉 I don't set a lot of store by valuations. Then again, you'll know that these are considerations when you're buying in such an area, or learn quickly when your offer isn't sufficient!

We have had a lovely snowy day. Out twice with DD (sledging, ☃️).

Sounds like you had a good day.
We were on the news earlier after a call for 4 by 4 drivers to help out with deliveries!

AJMoney, yes thank you that is very helpful.  It now makes sense that if the property is sought after that you might have to pay more.  Thanks again
To also add I think it depends on how much you want the house & how long you intend to stay.
I personally would be uncomfortable going much over home report value but everyone is different.

Thanks Beanielou, it is very helpful to have a variety of opinions. As I say, no decision has been made, have to visit again to decide whether or not it is what we want.

Thanks Ed for letting me use your thread to ask questions.

I think SL was referring to Fair Isle.  But we are thinking Shetland mainland.

Yep, guilty as charged. I have to check but I thought 60 degrees North was the radio station from Fair Isle... and assumed that was where you meant. We were supposed to be going to Orkney and Shetland last year.

Not been there yet but we have been and stayed quite a long way up the North West coast of the mainland and due 🎒 🥾 in Sutherland/Wester Ross again if last year's "Easter" week goes ahead at the end of May. This is looking unlikely as we are a house of 9 households if we go ahead, with another 2 households in a second property.

  • We had to move in with relatives to be able to release the cash from our old house sale and pay for our new house in Scotland. It went ok. We paid just under the home value report. We found that we got so much more for our money up here - we were moving from Chester, and looking at 3-4 bed small houses there for 380k, up here we have so much more. I'm so glad we moved!
