accepted on both sales & on our joint purchase
25/01/21: Identity checks completed, solicitors instructed
27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!
03/06/21: Completion

Nothing happening here. Every day is either silent, or some other random question that leads to nowhere. Currently waiting for our vendor to get a corrected building regulation certificate before our solicitor can report to us, no idea how long that will take.0 -

I really love reading about people’s experiences on here- makes me feel I’m not alone! Currently living with parents and my three year old, husband at his parents 😓 new build has had its final inspection for completion this week so waiting on certificate. All searches completed and came back fine, title has been drawn down, just waiting for contract and completion certificate to come through (he refused to send contract until he had a completion certificate so he wasn’t tied into a completion date even though both solicitors told him he didn’t need to agree this until point of exchange 🙄). Our builder has been quite slow and not in any particular rush for his money 🤷♀️ Losing the will to live. Surely once we have the completion certificate it should be easy going, pending enquiries?? 🙏🏻2

Chain was complete on the 8th Jan - everyone else is done and ready to exchange and our buyer’s solicitor is still raising enquiries0 -
Tried to switch off for most of the day but now found out nobody has heard from my solicitor since Monday despite multiple messages. I’ve also today found out that there’s no leave allowance for next month at work so from Thursday I won’t even be able to move as I’ll be working - so that’s great! At this point it’ll take a miracle to complete before Thursday considering that absolutely nothing has been achieved this week, another wasted week.0

Not sure if this is the right thread to post but I just want to hear how long people are finding getting to the exchange stage?I’m porting my mortgage and set to lose over £2600 from the early repayment charge if I don’t complete within 5 months which is looking more and more likely!Offer accepted and solicitors instructed: 9th November 2020
Draft contract paperwork received: 14th December 2020
Mortgage Issued: 15th January 2021Enquiries raised: 13th February 2021
More enquires raised: 24th March 2021
There’s no chain and should all be straightforward but my solicitors seem to take weeks to review anything!0 -

Some people sail through in 12ish weeks.... Others are here for almost eternities 😂 if there are no major legal or mortgage issues then just pressing solicitors etc1
