27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!

Tomorrow... I hope so, I emailed the solicitor today to ask what happens, and they said we just wait for the call to say it's done (I last bought in 2007, so just can't remember), but I'm working until 1pm, so hoping that's something of a distraction!!1 -

Confirming FTB does has a mortgage offer but it’s one form from lender that was sent twice this month that hasn’t been received.Then in the email they drop in the FTB has to either complete on 20 April or they will have to find a new rental for 6 months.So that’s where we are at. We either get this done and complete on 20 April or everything falls apart. Though we need to exchange so we can find something and with everything going on with no rentals and we have a dog, does this give us enough time???Literally don’t know which way we will go, but at same time I for one just want the sale done so at least that’s half of the stress gone!So after weeks of “exchange is tomorrow’ we still don’t know when exchange will be but at least we are closer to something??!Good luck too all those today that will get things over the line!!!
Sounds like they're causing a lot of stress, and you have to look after you and your health first. Finding a rental with a pet is tough (my friend really struggled with this), so sounds like maybe holding out until your chain is sorted is the most sensible thing for the good of you and your family? Don't be pushed into something that will cause distress.0 -

We've only gone and exchanged! They admitted they'd mucked up with the certificate of title, got it sorted, funding confirmed by 2pm for tomorrow, completion done by 3:30pm and I've paid the balance. We complete on Monday. I'm praying that goes smoothly.2 -
Our buyers agent then goes on in the email...
It is usually seen as redundant to try and secure temporary accommodation until everyone in the chain is actually ready to exchange, but we have now come across an impasse on dates, unless you and your family are able to find some temporary accommodation that will allow you to complete before 23rd April, or our buyers commit to a new rental, (they’ll have to do this if it doesn’t complete by 23rd April anyway). If they are able to find one that will accept just a six month let, I shouldn’t imagine they’ll be in a financial position to complete until the end of that new term, meaning no-one moves for another six months.

For what it's worth we were in the same boat as those buyers.... Notice of eviction so decided to buy (we'd been thinking about it for ages). Our purchase turned out NOT to be chain free....(surpriiiiise) so we were running out of time. My solicitor said 'they can't make you leave, just don't open the door' so we effectively squatted for about 6 weeks until our purchase was ready.... I felt bad BUT the landlord was pretty shocking anyway (lots of damp, didn't fix the front door after it was smashed during a break in for weeks....)
But they probably won't be comfortable doing that if there is no end in sight re completion. Also not endorsing such behaviour just saying!!!0 -

A further quote from my buyers’ email; “Just to confirm in writing: the whole point of our purchase was because we were given six months notice by our landlords which is why we decided to take the plunge and buy a house. The landlords were reluctant to renegotiate the exit date from end of March to 20th April in the first place. They have booked in builders to commence work (refurb of the flat) the next working day after we leave so there isn't any possibility of moving another time. On top of that, we cannot move into alternative family accommodation as there simply is not enough room for us, especially as we both are required to work from home.”
The only way a tenant is forced to vacate a property is if they choose to go or they are evicted by the courts. A landlord cannot evict a tenant and, even though the landlord has given notice, the tenant does not have to leave then, unless by mutual agreement (and a wad of cash). Otherwise the landlord will have to go through the eviction process through the courts - which could take a year or so.
There are some "sticky's" at the top of the House, Selling, Renting & Buying thread. Please read these and you will learn that what the agent/buyer has written to you is absolute rubbish. The agent wants the commission. The buyer wants to move in to yours no matter how inconvenient it is for you. End of.0 -

Congrats to those completing today!!Update for us came in at 10pm last night to say the parent company have FINALLY reported to our mortgage company. So accord just need to give the green light that funds can be released and then we ca exchange! We still only have next week to do it all, but surely it cannot be much longer.4

Absolutely FA going on here. Both buyers' searches are all back, think our solicitor has some new enquiries to deal with off the back of the most recent searches, and we are still waiting for our vendor to get an updated building regs certificate to satisfy our final enquiry and so our solicitor can report to us. So bored of waiting. I think with lockdown, the lack of anything else to do or think about means this is driving me insane.1
