  • Fingers crossed for those hoping for exchange and or completion today and tomorrow.  Just saw 2 sets of magpies one after another (lucky omen?). Going for a walk once the kids are at school, need to ground myself from this madness.

    Oh I feel your pain!  Not sure what to advise.

    Our chain broke down in July last year a 2nd time, first time we were willing to break the chain and rent, but buyer lost their jobs.  Second time we had a house we had and offer on lost out on it. 

    Only thing about going back on the market is you are held to ransom, as some buyers who have been watching the market know you were on the market before.  

    We didn’t get any further offer (a silly offer) till November, due to the market, but it could be a bit better now. 

    Oh poor you!!! What a nightmare for you! So you have been in this process for nearly a year?!! I though ours was bad. I really don’t know what to do! 
    Maybe not ideal, but could the dogs temporarily go into kennels whilst you find somewhere to go?  I know not everyone is keen on that, though my dogs had a really lovely one that spoilt them :D Sounds a flaming nightmare though, hope something good happens soon

    @BountyBlink aww that is so frustrating! FTB's are just clueless of how their decisions can affect others having never been in your position. Really hope somehow things work out!! 
  • We’ve had enquiries back. The seller is pushing to exchange, even putting in deadlines. However our solicitor isn’t really responding with an update. Not quite sure what’s happening, and asking the solicitor isn’t working so far. 

    The searches, enquiries and mortgage offer is all with the solicitors. Is there anything between that stage and discussing exchange that occurs?


    That sounds much like where we are now, except we'd agreed to complete next Monday and are waiting to exchange. Should've been Tuesday, then yesterday, now perhaps today? It's so frustrating as I can't confirm with the removals people! You might be awaiting the same bits as me then.

    I'm awaiting the confirmation that the solicitor has gotten the certificate of title (COT) to the lenders in time to release mortgage funds tomorrow so we can complete Monday. As of yesterday lunchtime they hadn't received it. I'll ring them at 9am and see if they got it by 5pm y'day.

    I'm also awaiting a statement of completion showing the financial breakdown and then I can pay the £3k ish (via CHAPS) that I need to top it up today or Friday. I'm really hoping these will happen today.

    Over a year!
    We were first on the market Jan 2020, offer in straight away, then March lockdown came and the first set of buyers lost their jobs.

    Then when lockdown eased June, back on market, and under offer again, this was the full chain breakdown 

    Then we dropped the price and didn’t get an offer till November, and now dragging on 😢

    This situation sounds awful but it might not be because they are FTB some people are just not very considerate in general. Me and my partner are waiting for our exchange date and we are FTB and it is a minefield of information which no-one actual can explain until you are in it.
    Finger crossed for everyone waiting to exchange and I hope you get it all sorted :-).
    We are stil waiting for our date.

    Sorry, I didn’t mean it as a generalisation of all FTB’s 😬 we were ftbs last time and i had no idea about chains or how they all affect one another, I was just focused on my new house ha!

    Just spoke to the lender, solicitor still hasn't requested the fund to be drawn down and I can't get to speak to her. I'm going to cry in a minute. Why say you've requested them if you haven't?

    Things seem to moving at the speed of light this week! All outstanding paperwork in hand and solicitor want to exchange contracts today!!!
