    Just an update - we completed on Monday and because we didn't get a removal company to help us it took us about 9 hours to move and we were very sore the next day... but at least we saved 500 quid  :D Just working through the list of things I need to change my address on now - didn't realise there were so many people we needed to inform!
    I think this is what we'll be doing, again. It's flipping hard work but good exercise I suppose! And money in your pocket :)

    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Update- 
    I know we're awaiting mortgage redemption statement so that solicitor can create completion statement for me to agree and send through the top up funds. Rang Nationwide to check what's happening with it. They sent it Monday BY POST!!!! They said it wouldn't have arrived until Thursday next week.
    I requested an emailed copy which I've received while on the phone to them and forwarded now to solicitor requesting her to draft a completion statement today so I can agree (or dispute and get sorted) sent the funds. Also asked if she's had confirmation that the new lender can release the funds on Friday....I'm so glad I rang them instead of leaving the solicitor to sort it.

    We were given a weeks notice before exchange, with completion the week after that - so I guess that allowed enough time

    I said exactly that a few weeks back, and just had a total break from checking emails - and turned my phone off.  It was all getting to be a bit much.  A few days break though, and felt much better.  I also just took a random day off from work and went out on my bike to clear my head.  It's the most stressful thing ever - maybe you just need to spend a few days doing you stuff and forgetting about all the stressy move stuff?

    I decided to also ring the mortgage lenders as we hadn't had confirmation of release of funds on Friday ready to complete. Solicitor told me this had been requested on Monday and I got an email from her saying the same on Monday.
    The lenders say they haven't received the COT / request for release and can I ring the solicitor and ask her to send/resend although they should be able to release the funds if they get this by 5pm today.
     Now waiting until solicitor is back from lunch to ask her to resend by 5pm today. And breathe.......

    I'm so sorry Becksina, I agree with crumblylancashire, can you take time out? Although I have this week off and the lack of work distraction is making the stress worse.

    The COT only gets submitted when your solicitor is satisfied on all aspects of the transaction.  This is the form which confirms to the Lender that all matters relating to the property are acceptable, that there are no onerous covenants or lack of rights of access or services to the property, and that, in the opinion of the solicitor, the property has a good and marketable title. The certificate will also specify the completion date on which the funds are required.

    Lenders have to send the redemption statement by post, fax or on the lender's exchange.  Emailed statements are not accepted, due to the risk of being intercepted by fraudsters.

    No, we're pending the COT to the lender to confirm release of funds in time to complete (which should be next Monday). Once they've confirmed release will happen in time we can exchange based on Monday for completion. She said they'd sent it on Monday (but new lender says they haven't!).

    The solicitor will have to request the redemption statement to be sent to the lenders exchange then, as it's not going to reach the right place in time to complete otherwise! They (current lender) told me it could be emailed if things were time dependant.

    So our seller has just emailed to say their solicitor has told them they are all exchanged and ready for completion on friday........... I assume thats the same for us!  :#
