If we don’t get any update today or any progress I’m going to have to find someone high up in the company to speak to. My conveyancer is amazing, but the mortgage lender are loading through their parent company and then back to my conveyancer. That parent company are the absolute WORST they’ve delayed us by a month already and never ever answer the phone or emails it’s infuriating. Literally all that needs doing is for th COT to be issued to accord and a date set why is it taking 4+ weeks

Sorry for my ignorance, but what's COT please? I hope you're able to get this sorted out today. Got my fingers crossed for you.

So we completed on Monday! Funds were all in place Friday afternoon so completed on our sale at 11:30 and our purchase at 12:15! So happy, the house is gorgeous.
Paid a guy with a Luton van £250 to move us - he brought his mate with another van and they were packed in 90 mins, and unpacked in another hour - they even happily waited two hours for our solicitors to call. They were absolute machines and so helpful - highly recommend anyone struggling to find removals to do similar if you you can. This was from a 3 bed to a 4 bed too.
I've just paid for 2 men with van for 3 hours - £150.  I can move a bunch of stuff in my camper van, we've a week crossover in the rental, so just booked them to shift the heavier stuff :)

That's excellent value! My biggest issue is that we have to be out by 1pm on Monday (assuming it goes ahead and we can exchange in time) and we're not renting so no cross-over buffer. We also haven't packed, so need them to pack us (2 adults, 4 nippers under 12) so a LOT of stuff. We've been told they'll need the 17 ton 44ft lorry and 4 blokes.

Congratulations 🍾 to those that have Exchanged & Completed.

Our never ending stupid chain rattled on 🙄 it was 4 weeks ago we were told we were “ready to exchange tomorrow” 🤦🏻‍♀️

We are breaking out chain but zero rentals coming on, so we need 8 weeks between exchange and completion now, we thought 4 weeks would be enough but it isn’t. We can’t make 2 adults, 2 children and two pets including a dog homeless. There are no air bnb either under the price of £3000 pcm!

Had a compente run in with our agent yesterday, he knows how tough it is to find a rental... their have a Lettings division and he tried to say our buyer won’t agree to that long. So I said “tell her good luck finding another house and completing within 8 weeks!” Honestly he must think I’m stupid!!! Which gets on my nerves more.
If we didn’t have the dog it would be fine but so many people going for the same rental atm and of course the landlords chose the ones without dogs. Also landlords don’t want to do less than 1 year because of all the fees (c. £600) they now have to pay every time a tenant checks out and a new ok checks in. We have tried to temp landlords with paying those fees and paying 6 months up front but it’s not working.
I’m having to remind myself why we are moving (downsizing to reduce the mortgage a lot as husband was threatened with redundancy last year and it might us very concerned given the pandemic etc) we have a lovely house, in a lovely area but have to keep reminding myself why we are going!

Let’s hope we all get some better news today! It’s so stressful!!!!

Certificate of Title :) its the last thing to do to basically tell the mortgage lender everything is good and proper
  • Congratulations to those who exchanged and completed yesterday, saw the thread updated to "30 new", but didn't have the time to read carefully through all of the responses.
Two and a half weeks since our original agreed exchange date and.... still nothing.... getting really stressed out and frustrated!

Oh thanks, I understand, that must be a nightmare, I'd be on the phone to the solicitors partners to get this sorted I think.
