  • Has anybody had issues with an old mortgage needing removing from the property title? Been waiting 12 days now and it still hasn't been removed.

    Becoming increasingly annoyed 
    This is what is holding us up now, had lots of delays with our solicitor now we were due to complete last Friday then this Friday now we find out that our seller has a old loan linked to the land registry which we know was paid off last November but her loan company didn't ask for it to be removed until the 17th of this month but have done this wrong. Now in limbo waiting for the loan company to address this. I found the land registry thread on here useful to clarify the situation, might be worth a look. 
    Hope yours's is sorted soon, no idea when ours is going to be everyone has gone silent, might have to look at temporary accommodation if it isn't soon as our buyers have been ready to go since the start of Jan.

    Our solicitor emailed to say he’s chasing Accord mortgages today to see if their audit is satisfactory so we can bloody move!! Here’s hoping we get some news 
    Happy Birthday!!! Really hope you get news soon, would be the best present ever.  Still no exchange here... the sellers solicitor said they didn't get round to it on Friday and would do this "first thing" Monday.  Despite chasing it all day, nothing has happened.  ARGH!!!!
    Arghh that’s SO annoying! It’s just inconsiderate, like I get that they aren’t the ones moving but the surely realise how awful it is on our end to be waiting with no news! Hopefully we can both get some confirmation this week! 
    After a day of trying to find out what on earth is happening, seems the solicitor has gone off sick.  I hope for a speedy recovery.. but the selfish bit of me is wondering now if we'll be moving this week, or looking for last minute storage and a hotel to stay in.
    oh no!! Haven't accord been told to release funds though? They'll need to put someone else on the case or those funds get bounced back according to accord's FAQs! 
    Well, good question... only found this out at 5pm yesterday after a full day of trying to get hold of someone, I was chasing, the vendor was chasing, my solicitor was chasing and purple bricks post sales support also.  The person who now has the files didn't realise the chain was being broken, so was IGNORING(!!!) everyone because the vendor still has 1 enquiry outstanding on their onward purchase.  Maybe if they'd actually responded to someone earlier, that could've been clarified... anyhow, apparently they were "on it straight away"... well, of course nothing happened at that time of day, so will see what horrors today brings.  Everyone is ready to go, the vendor has pretty much moved out, its just this solicitor problem...
    Honestly, considering they deal with this day in and day out how can they get stuff SO wrong. I really hope something gets sorted for you soon, it must be so frustrating being so close! Have you properly exchanged yet? We are STILL waiting for a new exchange date, it's driving me insane, especially since I'm off work this week so have absolutely nothing to distract me - ughhhh

    Ooh it'll move fast now, like it did for me. Make sure you have removals pencilled in if you need them, I'm having a nightmare and can't exchange until we find someone able to do it at reasonable cost! Good luck!

    Why no exchange?!?! Confirmation that deposits are in at the bottom, Estate Agent chasing, what more can I do to get this done today?

    I can't exchange until I can definitely get someone to move us out on completion day, once you exchange it's set in stone with the dates!
    Sounds like you're on the case with your chain. I've had the EA chasing me today to release our contract asap.

    I know!  And no, still chasing exchange - it's always "tomorrow".  If exchange is this bad, god knows how badly completion can be lol! Don't think there's any more chasing I can do, already had my telling off this morning, for getting frustrated and calling the sellers solicitor :smiley: but, past caring really - if they actually communicated properly and did as they said, then I wouldn't have needed to, the impending threat of homelessness makes these crazy things happen.  I can understand the going insane thing, this process really is the worst.... hope you get that exchange date really soon!
  • So deflated here! We knew this would happen, imagine if the stamp duty holiday wasn’t extended, we would have to find an extra £15k for stamp duty, our exchange was set for the 12th March and now still not happened and still waiting for one final enquiry for our buyer, ourselves and our sellers are ready and packed, this is getting so frustrating!! 

    Was emailed by the solicitors yesterday and we are probably now looking into early April 😓
    Same here. I'm so fed up. This whole chain was angled on completing end of March, and with the stamp duty extension our vendors seem to think they have all the time in the world now. We are waiting for one land registry query to come back on our vendor's purchase, which means I can't do any chasing, only waiting, and I feel so sad and anxious about it all. I want to pack but I feel like it's all going to fall apart so can't bring myself to do it :(

    It's been painful but.... just exchanged, hooray!!!  Fingers crossed for completion Friday.  Hoping it's less traumatic than the last few days of trying to get exchanged  :D
