accepted on both sales & on our joint purchase
25/01/21: Identity checks completed, solicitors instructed
27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!
03/06/21: Completion

Update from my solicitor, she says she's just waiting on this one issue then can report to me. It seems to refer to planning permission for the extension on my purchase. From what I can make out, the planning refers to a 2-storey side extension and single-storey front extension, but the building regulation completion certificate refers to the 2-storey part only. So she's asking for a certificate for the front part. Is this a big problem/delay if they don't have, or something an indemnity policy can fix?1

We FINALLY had an update last week.
Completion date of this friday 26th all agreed with the rest of the chain....... should be exchanging contracts in the next day or so!

@hippocrates1 Our buyer has only just requested searches, as there was a holdup with their mortgage offer Their lender´s valuation had come in lower than the agreed sales price, which led to further negotiations. Searches in our area take about 4 weeks..
Our solicitors aren´t giving us much updates at all, which makes me think there isn´t any progress.
Maybe I am just being pessimistic haha0 -

It’s my birthday today, we were supposed to be in the house on the 8th but have lived in boxes since then so this birthday just feels meh. We don’t even have plates to eat cake off since they’ve been packed almost a month haha!Our solicitor emailed to say he’s chasing Accord mortgages today to see if their audit is satisfactory so we can bloody move!! Here’s hoping we get some news3

Thought I would join in the fun on this one.
Little bit of background, we have been looking to move for a little bit over a year now, same town just different area. Feels like forever, we have had a baby since we started looking (wasn't even pregnant when we started to look). New area has much better schools, parks, closer to work and friends etc. Sadly all of that comes at a high cost, and the area is silly when buying a house. Made multiple offers on multiple houses and missed out on lots of them. As an example went to see a house listed as £280k, loved it, called to make an offer, £296k was the latest and was going to sealed bids (it's all been like that).
Saturday before last we went to see a house that was next door to a house we had previously looked at (and made an offer on). Whilst viewing it we started talking to the neighbours, mainly because I wanted to know how much their buyer had gone to (we were insanely close). Turns out their buyer had just fell through, we are in the fortunate position of having sold and have deposit in the bank ready to go. Let them know that we were still interested and the Estate Agent called last week and said if we wanted to take over the purchase we could!
They only have till May for their onward purchase, so hoping it's going to happen super quickly. We may be able to buy the searches from previous buyer, and mortgage application is in.
