Good luck everyone exchanging/completing this week.
Lucieb94 that sounds like a nightmare! How long does the funds release take usually? That'll be one on the next things holding us up I expect..
They were sent the same day they were released but can take up to 3 days to clear as it’s a BACS transfer! 3 days is tomorrow so it will be a stressful wait to hear if they’ve cleared in time to exchange and complete!
Oh crikey! Fingers crossed for you. Is CHAPS quicker than BACS? Might do it that way if it is.
  • Thought I would join in the fun on this one.

Little bit of background, we have been looking to move for a little bit over a year now, same town just different area.  Feels like forever, we have had a baby since we started looking (wasn't even pregnant when we started to look).  New area has much better schools, parks, closer to work and friends etc.  Sadly all of that comes at a high cost, and the area is silly when buying a house.  Made multiple offers on multiple houses and missed out on lots of them.  As an example went to see a house listed as £280k, loved it, called to make an offer, £296k was the latest and was going to sealed bids (it's all been like that).

Saturday before last we went to see a house that was next door to a house we had previously looked at (and made an offer on).  Whilst viewing it we started talking to the neighbours, mainly because I wanted to know how much their buyer had gone to (we were insanely close).  Turns out their buyer had just fell through, we are in the fortunate position of having sold and have deposit in the bank ready to go.  Let them know that we were still interested and the Estate Agent called last week and said if we wanted to take over the purchase we could!

They only have till May for their onward purchase, so hoping it's going to happen super quickly.  We may be able to buy the searches from previous buyer, and mortgage application is in.
Could be fate! Hope it all goes smoothly for you :)

It’s my birthday today, we were supposed to be in the house on the 8th but have lived in boxes since then so this birthday just feels meh. We don’t even have plates to eat cake off since they’ve been packed almost a month haha!

Our solicitor emailed to say he’s chasing Accord mortgages today to see if their audit is satisfactory so we can bloody move!! Here’s hoping we get some news
Happy birthday! You don't need plates, just the cake and a fork lol :p

Happy Birthday!!! Really hope you get news soon, would be the best present ever.  Still no exchange here... the sellers solicitor said they didn't get round to it on Friday and would do this "first thing" Monday.  Despite chasing it all day, nothing has happened.  ARGH!!!!
Arghh that’s SO annoying! It’s just inconsiderate, like I get that they aren’t the ones moving but the surely realise how awful it is on our end to be waiting with no news! Hopefully we can both get some confirmation this week!
After a day of trying to find out what on earth is happening, seems the solicitor has gone off sick.  I hope for a speedy recovery.. but the selfish bit of me is wondering now if we'll be moving this week, or looking for last minute storage and a hotel to stay in.
  • Hello all, we’re due to exchange Wednesday-has anyone used the help to buy agent 3 and know the minimum time to release funds for completion please? Pretty sure it’s 5 days. Good luck to all with exchanging soon!

I’m not sure what the agent 3 part is, however we used help to buy which also stated 5 days but it was released the day after requested! So fingers crossed for you
  • Has anybody had issues with an old mortgage needing removing from the property title? Been waiting 12 days now and it still hasn't been removed.

    Becoming increasingly annoyed
  • Hi All,
01:12am here, yet again can't sleep.
Heard from our solicitor yesterday just before 5pm that the chain's agreed the 29th March for completion and we should exchange tomorrow/Wednesday. She's asked for the mortgage funds to be released on Monday 29th (assume comes in the same day) and for our current mortgage redemption statement. I rang and asked if I could book removals but she said she can't advise that because we haven't exchanged yet, but given the tight timeline I could get removals pencilled in for that date. I spent the next hour 5-6pm ringing round everyone, finally found one with some Monday availability. More quotes coming for removals tomorrow.
I forgot to ask if I should stop paying my current mortgage, cancel the direct debit etc, or wait until exchange and then cancel it, anyone know? I don't want to bother her for an idiotic question.  ;)
Did manage to get BT to sort broadband and phone line for next Monday though, which was a win.
