  • Exchange didn't happen today.. no contact from solicitor at all, only thing I had was EA at 9.30 am saying that she's been contacting the people at the top trying to get them to accept taking a tiny exchange deposit

    Our chain is four links long. Me at the start and someone who is selling to move in with someone at the other end. 

    I have my mortgage offer, the people we are buying from are cash buyers and have their offer accepted, the people they are buying from have had their offer accepted. All looking rosy.
    The only problem is my conveyancer is next to invisible. After signing up when our offer was accepted on 10th February I have spoken to them twice, once to confirm ID documents, which I had to take into the office rather than scan or photograph despite the pandemic (the bank were happy with photos), and then once last Friday to discuss my father's ID documents as he is gifting some deposit. The second time was after I emailed a week before asking for details and followed up three times. I did ask for an update on that call and she said they had not heard from the sellers solicitors yet. 
    I have been calling and emailing this week but being ignored. The seller's EA is giving me more info than my conveyancer.
    It is not panic stations yet but they have not even asked me to pay for searches and I know the sellers solicitors have been in touch now.

    @bigkenny1975 If you haven't paid them anything yet there's still time to switch to a new conveyancer - if you're hearing nothing then I think that's what I'd do.

    Our vendor, their vendor and me are all agreed on a date we could complete. 

    Which would be fine if our vendor's solicitor could pick up the phone. Or respond to email. Or er... Do anything. We've been waiting for a response from him for a full week now, and this is following him delaying the sale by a full month for providing incorrect information earlier this year! It's so frustrating to keep having hold ups that we can't do anything about. Chasing this feels like having another full time job on top of my actual full time job, not an ideal place to be.

    Exchange didn't happen today because one of the solicitors had a typo in the deposit amount and the solicitors above them thought it wasn't enough!!!
    That makes completion on the 15th now impossible...

    Well this morning we were told our seller's revised mortgage offer hadn't come through yet so we can't complete on Monday (we were told that all paperwork was in place for everyone in the chain 🙄). That now makes sense as to why they have been refusing to set an exchange date. So frustrating, I'd already changed shifts at work to complete on Monday. When will the stress end 😩

    Contracts signed and posted on Tuesday, received on Wednesday. Solicitor is reviewing them, so finger's crossed possible exchange date early next week and provisional completion date 12th March.

    After months of the top of the chain saying they would hi into rented and not hold up the entire chain they tell people today they won’t and we heard they haven’t even instructed a solicitor!!!! 3 months ago they accepted their offer! For the love of... 😩😩😩. 
    Their buyer doesn’t want any other house and prepared to wait. The house we are buying doesn’t want any other house and wants to wait. 
    Our buyers and FTB at bottom of chain won’t wait (understandably) and have said they we need to exchange in 3 weeks or they are pulling out. 
    So looks like we will have to break the chain now. Took us 20 viewings to get our buyer and they have been wonderful and didn’t get a survey and came in at asking price so I think we would be silly to lose them?? 

    Oh my... what should we do?!! Send H E L P!!!!!

    We had FTB keen to purchase and move in last year so we broke the chain - it is not easy and we have been in our temp accommodation for much longer than anticipated. I’ll be honest I found it much harder than I thought, I feel drained and I have been tearing my hair out for weeks.....however now we are close to exchange (I hope!) I still think we made the right decision for us.  It’s not an easy solution though, we contemplated what would happen if onward purchase fell through, what would our plan be then etc etc. I’m sorry you have only just found all this out - a real rubbish thing to happen.

    p.s stock up on lots of wine/gin/vodka 😂
