The NEW waiting to exchange thread...

Looking for advice our seller had a boiler which was leased, she has brought the boiler lease out 4 weeks ago and provided proof of payment. Our solicitor is asking hers for an update OCE with the restrictions regarding the boiler removed. If I do a land registry search online myself will this show this up.
Also my solicitor keeps saying waiting for balance of enquires from hers, 2 weeks to find out what these are, her estate agent provides letter from her solicitors answering these weeks ago I send this to our solicitors. Another email saying same enquiries outstanding which is so frustrating do solicitors not phone and speak to each other, sure this could be solved with a phone call.
Fingers crossed for good news for everyone1 -

Do Solicitors prioritise completions in the morning and exchanges in the afternoon? Just seems a constant issue getting hold of anyone in the morning0

Yes, they do. When you exchange, the completion date becomes legally binding, so completions have to take priority.0 -

Just a "couple of checks" to make (i assume that's just to refresh themselves with the file - well it better be)
Nervous now.............proper betty swollocks!0 -
At the same time (this is like a bad film) - official email from buyers EA that no exchange today means deal is off.
