I basically demanded that my selling EA told me the truth and turns out my seller cannot move into rented accommodation until the 20th - but we need to complete on the 12th or the chain fails. Known this the whole time !!!!!!.
So with a bit of quick thinking I offered to pay for him to stay in a hotel for a week, and store his stuff, and move it for him (not a lot basically a small van full) and he agreed. ( I already have storage and the van anyway)
So I have asked for him to tell his solicitor urgently to exchange tomorrow. My solicitor knows. Seller agrees. Buyers haven't pulled the plug yet.....so fingers crossed for tomorrow.

Rollercoaster manWhat a pain.That's really annoying that they decided to keep that from you for so long.Im sure if they would have been up front from the start your chain could have been better prepared.Atleast it sounds almost sorted, how much are you footing for their hotel/ storage?
Worth it really - just extra man power to store his stuff....Oh that's not too bad i guess, i was thinking it would be in the thousands like £500/ night plus a few hundred for storage and moving.Hopefully you'll get some good news tomorrow0 -
Is there anyone that is worried that their top of chain won’t offer chain free? Top of our chain (3 properties above us) accepted their offer 23 December and took 7 weeks to say they couldn’t find anywhere. The chain was getting frustrated and so he said he would not hold up the chain and go into rented. However, I still am worried that we will get to exchange and he will refuse. Don’t want to lose the house we desperately want, but also my buyer and FTB are getting very anxious too. Any advice?0

I can’t sleep again😓
I have a feeling our seller will now try to drag out the sale as their onward purchase is not ready (waiting for probate), and now the stamp duty deadline is extended. We agreed earlier this week that we would exchange next week, what are the odds they will stick to their words? We have FTB who is eager to move into our property.

@Insomniac101 did your seller previously say they’d move into rented until theirs is ready? We’re in a similar position, selling to FTB and our seller’s house isn’t ready but they’ve secured a rental (as far as I’m aware) so we’re hoping to exchange this week. Initially our offer was dependant on completion before the end of March so fingers crossed we’re sticking to that.1

@timmins91 yes they were saying they will rent till probate is granted. We were hoping to exchange middle of next week/end of next week. But I think I will see them making the completion date later, we agreed week of 15th March for that. We will see what next week brings 🤞 we haven’t received anything to sign yet... was thinking of starting to pack, but don’t particularly want to live out of boxes if completion won’t be for another month or two

Will today be the day?? We've been trying to exchange for over a week for completion tomorrow and the stress is unbearable 🥴
Our timeline started the beginning of August last year with a ridiculous amount of stress along the way.
Ah well, had about 3 hours sleep. Might as well get up and carry on packing as if we're definitely moving tomorrow. What else can we do? 🤷🏻♀️ Not even slightly excited, just feel sick! Been here before in December and our buyers buyer pulled out just before a planned exchange 😓 Good luck everyone else waiting 🤞🤞🤞0 -
Searches have been back a week yet the seller still hasn’t completed the protocol forms.. how long do I wait until I chase 😩0

Can exchange happen today if it wasn't agreed yesterday that it would happen today?
We still need to sort out the top of the chain taking our 10% (5% of their sale price) as deposit, if that's agreed this morning can exchange still occur or does it not leave enough time?0
