I don’t think it takes very long at all to actually exchange the contracts. But it does depend on the length of the chain etc as each solicitor has to call each other to exchange contracts and then call back up through the chain to confirm it’s happened.. My seller is soooo frustrating - just no urgency. EA said that she told him the situation and he was like "ok well I'll have a think about it when I get home tonight"??I didn’t get confirmation of it happening today until 11:30 this morning, it hasn’t happened yet though.. but we have been trying since Friday for this.Your seller sounds really frustrating! I think there’s someone like that at the top of our chain too. Really hope he’s had a good think and decides it’s time to exchange ASAP!!
Should be about 20 mins really then - I'm sure they'll drag it out to 4-5 hours....I’m currently unable to sit still or focus on anything!! Waiting for the call to say it’s happened...1 -

Email from solicitor saying searches are FINALLY back! He’s passed to his colleague to issue the certificate of title order and request funds and has said it WILL be next week just not positive on the date but I’m so relieved to know this is our last week here!0

Got an email to say searches been delayed for two of us in the chain until April 4th. We ordered them at the beginning of January. F***! We need to be done by third week of March because a chain member's mortgage offer expires then.I wonder if we can get a local search indemnity policy sorted??0

Our buyers LA searches due back today - fingers crossed there's nothing major.
Other than that, I think we're done. Paperwork all sent off for our purchase, just waiting for the sale to catch up!0 -
Our buyers solicitor wants moneys in hand before to exchanging and then complete the next day. We want a week before exchanging and completion due to moving a family n schools. Does anyone know why they wud do this ? Instead of exchanging and then completing a week later ? We are now being asked if release our funds so we can do want they want but we have not exchanged0

Gods sake no replies all day - my buyer is freaking out cos his buyer is threatening to pull it if we don't agree dates today (sigh) and no-one can get hold of my seller.

Glad to say we have exchanged! Think we have had a very luck sale & purchase, 13 weeks in total and no real hiccups. Good luck everyone. Now to finish packing for completion tomorrow.4
