Good idea, we did a mass clear out earlier this year, got rid of a lot of stuff we really didn’t need. I didn’t want to pack up more than necessary.FTB_Help said:Yes I think so too.
Very exciting times, I started clearing out end of last year (got a massive donation pile) and binned lots of things I've been holding onto, so packing won't take too long for me.
All good with the house now? Assuming you've just gone to view.Been to view this morning, all empty and looking as lovely as we remember. We’ve informed our solicitor that we want to proceed to exchange with completion on the 9th. She’s making contact with our buyers and sellers solicitor and will let us know when they’ve responded. So hopefully tomorrow, if not today, exchanging with any luck.It’s been a very long 6 months...I have found, through painful experience, that the most important step a person can take is always the next one.

Hi, this might sound like an obvious question but as a FTB I’m unsure. You said you’ve informed your solicitor you want to proceed to exchange and complete on the 9th. Is this something you can actually ask your solicitor? We have done everything we need to and are ready to exchange/complete however our solicitor stalls at any opportunity and goes silent. Can we just go to her with a proposed completion date? Thank you 😊Doodlebugs said:

How long does it take to exchange then? I thought they would have to kind of "set the date" before it could be done?Diabhay15 said:

My seller is soooo frustrating - just no urgency. EA said that she told him the situation and he was like "ok well I'll have a think about it when I get home tonight"??1 -
What is your chain like? We have FTB, us and our vendor. The reason we have informed our solicitor to proceed is because the property we are buying was tenanted, so we needed to make sure it was empty and they had vacated before we could exchange.Lucieb94 said:Hi, this might sound like an obvious question but as a FTB I’m unsure. We’re the only ones who *have* to move on the day so told the chain our preferred date.If your happy to proceed then you can instruct your solicitor to do so, they work for you. However there may be a very valid reason why they aren’t content for you to, it’s their job to advise you.I have found, through painful experience, that the most important step a person can take is always the next one.

One thing I've learnt about conveyancing is that they only deal with a case when everything they need is back. i.e if there send out three enquiries and two com back - they won't even open the file until the third one comes back as well.
They also tend to work on passing the ownership from one person to another i.e they'll get a whole list of things (that they may have known some about for weeks) and pass the over the another solicitor in one lump and then close the file until they get the replies.
Its incredibly frustrating and difficult to comprehend when you are trying to get a little bit of progress each day - but they don't work like that it seems. I haven't had any situations where you get two solicitors working on the same thing at once - its like table tennis with them.1 -
Thanks for your help! There is no chain, we are FTB and the owners of the house we are buying had already purchased another house before there’s had gone onto the market. The house we are purchasing has been empty for 3 months now so there should be no delay or reason for the hold up which is the frustration part! We had our offer accept 23rd Sept so seems so long for what seems like a straightforward purchase to me!Doodlebugs said:

I don’t think it takes very long at all to actually exchange the contracts. But it does depend on the length of the chain etc as each solicitor has to call each other to exchange contracts and then call back up through the chain to confirm it’s happened..
