  • Latest.....buyers solicitor raised enquiries about building regulation certificate which my solicitor already has plus a question about the fixtures and fittings (minor)

    Dont these solicitors look at everything at once??? A week ago they were asking about boiler servicing records!!

    still no news of this last search......

    Just been told our buyers searches have been ordered but not likely to be back for 3 weeks!
    Also her solicitors are apparently being difficult with ID verifications around her mortgage deposit so the EA are advising her to change solicitors... when they recommended this one in the first place.

    Very annoying and pushing us closer and closer to the end of the SDLT holiday!
    Mine was 20 working days. My buyers were ordered in November and came back late January. All you can do is ensure all other searches and enquiries are done and ready for the local searches coming back. Good luck

    Congratulations to anyone exchanging this week !! Whoop!! Hoping to join you soon. As my impatience grows at a rapid pace I’m finding this group a good place to give me hope. I’m not normally inpatient but having waited nearly 4 months ( I know this is a lot shorter than some) I’m ready for the move. My solicitors pretty belittling and occasionally nice PA said they will be preparing the documents on the sale and purchase file for our signatures – and when they are ready we can sign them,  once we have signed documents and have made sure they have any monies needed from us by producing our Account and Statement they can then talk exchange dates .. that was last Wednesday... not sure how long that takes ?

    Vendors estate agent rang to say they want to start talking dates....solicitor says bottom of chain (we are 4th) only just applied for searches.

    I am normally a patient person but I want my new house and knowing I just have to sit here is doing my nut in 😂🤦‍♀️
  • My vendor's solicitor floated a completion by the end of the week (simultaneous exchange and completion) with my solicitor. This morning I found out that she hasn't even sent the mortgage deeds or deed of covenants to her client  :s I don't know what planet she lives on...
    Initial property found & offer accepted: 24/09/2020
    Full application: 25/09/2020
    ...everything feel through due to a missing EWS1 form in late October...
    New property found and offer accepted: 9/11/2020
    Change of property request: 10/11/2020
    Mortgage offer received: 15/11/2020 
    Searches back: 06/12/2020
    Exchange: 26/02/2021
    Completion: 04/02/2021 - wohooo!

  • Got the email from solicitor this morning saying the seller is ready to exchange for completion on our proposed date of 2nd March. Hoping to exchange this week then!  :lol:
