accepted on both sales & on our joint purchase
25/01/21: Identity checks completed, solicitors instructed
27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!

Woo hoo. We have completed. Keys are on the way to us and we're all packed up and ready to go.
Its been a roller coaster but so thankful to everyone on here for sharing their advice and stories10 -
My solicitor told me yesterday we are all ready to exchange (once completion dates are agreed - which I’m happy with any day at this point!) so I was getting my hopes up thinking exchange might happen yesterday or today... but my solicitor still hasn’t heard from the rest of the chain
So it’s looking like another weekend of no information.

how big is your chain rachel? I think i am close to where you are now, we have a chain of 5 but one in an online firm who dont responde to any one.

I'm not sure if helps - but I exchanged on my purchase after 5 and a half months. And that was a transaction with one property. Completion happening Monday after my offer was accepted last August.fastbs said:Think we must have one of the longest processes where it has only involved 2 people!! Still waiting to exchange, after some bad news yesterday I’m really hoping that today will be a good day, but I’m not not gonna be surprised if not.. our timeline so far:
12/09 - offer put in on house (partner was doing transfer of equity on the property he owned at that time with friend)
18/09 - offer accepted (we were told at this point that vendor was purchasing a retirement property)
21/09 - solicitors instructed
12/10 - mortgage applied for, received draft contract pack and searches raised
30/11 - mortgage offer received
03/12 - searches received and enquiries made
11/01 - enquiries received
19/01 - transfer of equity completed
25/01 - contracts/TR1/mortgage deed received, signed and sent back with planned exchange the following week and completion on 05/02
29/01 - EA called to say they’ve only just found out a management pack had been requested for vendors onward purchase (how?!) so we have to wait for that (could have cried this day!!)
29/01 - luckily management pack came in that afternoon after some chasing
03/02 - 4 enquiries raised on management pack
05/02 - 3 out 4 enquiries answered (4th was a copy of the asbestos report)
08/02 - still no report, however told it would only take a few days so expected it later this week.
10/02 - our solicitor told us that if we wanted to complete on 19/02 she needed the vendors solicitor to be ready (meaning having received the asbestos report) by 11/02.
11/02 - EA chased report - still not come in.
12/02 - we wait again. Trying so hard to be positive but it’s proving extremely difficult! Feel like we are just getting nowhere.
Sorry for the vent, just feel like it’s be going on for so long now with no progress in the past few weeks. Just can’t believe how long this has taken when it only involves 2 properties.

Congrats to those who have exchanged/completed! And fingers crossed for those of you are so close.
Not much happening here, signed and returned a property boundary document this week, and arranged for a boiler service and a couple of repairs to satisfy our buyer. I've asked our seller for their most recent boiler service certificate. Our EA and our sellers' EA seem to be putting in regular checks and providing updates, although I expect we will be waiting for the searches to come back for a fair while yet.2 -

So who is spending the weekend sorting and/or packing? I'm moving out of my rented flat in 2 weeks and putting most of my stuff into storage until my purchase completes - however long that might be. So my weekend will be all about the boxes! I've hired a tail lift 3.5T van for moving day and I have several helpers from my bubble, I reckon I'll get it done in 1 or 2 trips as I really don't have too much (might live to regret that though!).Property buying/selling timeline - currently into week 21

We finally have some good news today - all of the solicitors have agreed we are ready to exchange and will be exchanging on Monday. I say this cautiously, as I just don't trust this process! We have the completion date of 10th March. I would have liked sooner, but the top of the chain could only get removals for 10th. Feeling like we have actually got some momentum going - woo hoo!!!!5
