This is rubbish sorry - I really hope the day we all finally get the keys makes this whole journey worth it......my partner keeps telling me “we’re a week closer” every time I moan about the delaysfastbs said:Bad news again for us today. Still waiting on the asbestos report for the vendors onward purchase. Been waiting for it since last week. As it hasn’t come in, it now means we can exchange and complete next week as our solicitor needed to order our mortgage funds today to be ready for next week.
So disappointed, feel like we are just getting absolutely now where. Waiting on this final thing is so draining.1 -

Guys my buyers solicitor is totally ignoring everyone including her client. Cash buy no chain now 14 weeks in and putting our purchase at risk ..what can I do?? Every Friday we finally get through and are told ...'we will be discussing dates this time next week' ....but of course then we hear nothing. Dream house and 15k Stamp duty at risk...any ideas? Wish I could call her direct!0

Congratulations @annetheman 🎉 Get packing!
We’ve had a busy day of emails and calls. Solicitor confirmed we need a clear week between exchange and completion for the mortgage funds to be requested and sent. That leaves us two days once the tenants have left for the estate agent to do their end of tenancy check, get cleaners in and get us in to view and confirm vacant possession to our solicitors before exchange. Cleaners have been booked apparently and they’ve given us a time to come view so hopefully that’ll all be ok.Another query raised by our buyers, we thought they were done at 19 but clearly a round 20 is a better number! Another indemnity policy to be provided but it saves on weeks of waiting for a council response.Slowly starting to feel a bit more real after 6 months.I have found, through painful experience, that the most important step a person can take is always the next one.

Sounds like you’re really close! As far as I’m aware, yes the insurance should start from exchange.Kbenn0 said:Searches are back, enquires complete, mortgage offer in place .. solicitors said they will let us know when paperwork is ready to collect..is this the contracts to exchange ?Also, do we sent up house insurance on the new property on the day of exchange?Good luck to those completing tomorrow!! Feeling a bit disappointed, nothing from the solicitors on the house this week - messaged the seller, and also no response. Wondering now if I should be expecting bad news, I usually get speedy replies, brain is going into bad things overdrive. Really hoping that house #2 isn't about to go belly up. Was all excited too about potential completion at the end of this month

Try contacting the estate agents to follow up, there could be many reasons. Today' is exchange day ready for completion on Monday.
It's the 4th time we have been here...so I'm not hopeful the top of the chain won't screw us over again.
But I do hope I'm proven wrong!4
