  • So an update ......
All enquires replied (so far) literally just waiting on just a LR search to come back which they are expecting 5th March - although I think that’s based on standard turnaround times which from reading here some people are saying is moving quicker atm?

As for moving - we were planning to do the whole thing with a firm packing and moving etc but they need three weeks notice - so I might need to go plan B and do it myself. Was thinking of doing some trips soon and putting everything I know I don’t need in storage and just be ready on completion day to pack up another van with the bare essentials.

I think it could work - would give some breathing space to move stuff in at a slower pace from storage - plus it would be way cheaper. Just reluctant to start now in case something happens and it all falls through.

wife’s not happy though - she’s convinced that if I do it myself I’ll end up losing it 😂

Think we must have one of the longest processes where it has only involved 2 people!! Still waiting to exchange, after some bad news yesterday I’m really hoping that today will be a good day, but I’m not not gonna be surprised if not.. our timeline so far:

12/09 - offer put in on house (partner was doing transfer of equity on the property he owned at that time with friend)
18/09 - offer accepted (we were told at this point that vendor was purchasing a retirement property)
    21/09 - solicitors instructed
12/10 - mortgage applied for, received draft contract pack and searches raised
    30/11 - mortgage offer received
03/12 - searches received and enquiries made
    11/01 - enquiries received
19/01 - transfer of equity completed
25/01 - contracts/TR1/mortgage deed received, signed and sent back with planned exchange the following week and completion on 05/02
29/01 - EA called to say they’ve only just found out a management pack had been requested for vendors onward purchase (how?!) so we have to wait for that (could have cried this day!!)
29/01 - luckily management pack came in that afternoon after some chasing
03/02 - 4 enquiries raised on management pack
05/02 - 3 out 4 enquiries answered (4th was a copy of the asbestos report)
08/02 - still no report, however told it would only take a few days so expected it later this week.
10/02 - our solicitor told us that if we wanted to complete on 19/02 she needed the vendors solicitor to be ready (meaning having received the asbestos report) by 11/02.
11/02 - EA chased report - still not come in.
12/02 - we wait again. Trying so hard to be positive but it’s proving extremely difficult! Feel like we are just getting nowhere.

Sorry for the vent, just feel like it’s be going on for so long now with no progress in the past few weeks. Just can’t believe how long this has taken when it only involves 2 properties.
Congrats to all who have exchanged/completed this week!
Good luck to all still waiting!!

Today' is exchange day ready for completion on Monday.
It's the 4th time we have been here...so I'm not hopeful the top of the chain won't screw us over again.

But I do hope I'm proven wrong!
    Good luck!

I hope so, I hope you get some good news soon.

I am just getting ignored from The EA as I’m chasing constantly now, and they are leaving gaps in between chasing the management company which makes no sense to me.
Just rang them as she ignored my email yesterday and she was so rude on the phone, getting to the point where I just really can’t be bothered anymore. Cannot see the light at the end of the tunnel, it is just so draining and working with people who are rude makes things even harder.

    Thanks!

No news as of yet...but no news is good news.
I'm still expecting the "unfortunately" from the top of the chain. As per the last few attempts haha.
  • We are in a chain of 5, we are 2nd to last in chain buying an empty house, apart from the bottom of chain who is waiting for council search to come back (their other questions have all been raised and answered) all other people in chain have had all their enquiries back. mortgages are all in place etc. its been awful long process, the last I got reply from my solicitor is that she has received queries back from my seller and that she would review them in due course, what the hell does this mean ? Dorset is struggling with searches atm, 50 working day wait in some areas beware if you just started this horrific process. Trying to beat the stamp duty dead line but losing hope. vent vent vent feeling better

also experiencing this - so frustrating, the silence is worse than the bad news you imagine not knowing what’s going on.....

You will get there and when you get your keys you will forget all this (well maybe after a few weeks!)

Sorry you’re having a rough time too, at least I know I’m not alone! Not fun this house buying process is it, especially towards the end!

Thank you, I really needed to hear that. X
