    Well I got an email today that the HA/developer have approved my mortgage offer - 6 weeks since I sent it to them. I actually wasn't aware they hadn't approved it, lol... (@annetheman has yours been approved yet?)

    The solicitors still haven't received word from my lender (Kent Reliance) that they've OK'd the Japanese Knotweed guarantee. They were expecting to hear today but now think it will be tomorrow. They've tried to reassure me that other properties on this development have been ok'd by KR but I REALLY want to exchange tomorrow as that's 2 weeks before completion and I want to book in virgin media for internet! As well as the fact my anxiety is so high right now and I just want to know! 

    Re: everyone's packing woes stories, I haven't even started thinking about it yet and I'm now too also wondering whether doing it in 1 day is realistic. I don't really own much but... my housemate has declared she is now moving out the SAME WEEKEND AS ME and she's not only started packing but her stuff is now EVERYWHERE and it's stressing me out! She has about triple what I do and she's just created 10 times more mess. Bleurgh.

    In good news - I bought a kettle, it arrived today. It's red. It's nice.
    Wow! 6 weeks?! It's like they don't want your money :D
    To be fair mine accepted my offer on the 4th March 2020 so if we're talking "who's HA is the slowest", I think I'm still winning!

    Does the knotweed guarantee need to be in before exchange, though - I don't think so? I think it only needs to be in before they okay the date for fund release? I totally get why you'd wait until they okay it though, if it's an issue and you've agreed a date and exchanged, you don't want to be liable for not meeting that date due to something as small as okay-ing a guarantee!

    Annoying but actually not too complex a problem -- we know KR are slow!

    Kent Reliance did okay 26th for fund release last week, after only a few days, so that might be helpful to know - I don't know how this is done but solicitor has been pretty proactive, tbf. He literally just emailed me:

    The sellers will be ready tomorrow to exchange.

    I'll get this done tomorrow and email you to confirm after.


    So that's cool! 


    Your housemate situation sounds like stress but you could use it as motivation to get started on that packing this weekend! Do that, it's not exactly fun or therapeutic but it's productive!!

    When we were FTB moving from our rental flat we did it all in a hyundai getz 😂😂 I think about 10 trips... 
    😂 this will be our first move as a grown up too 😂 things were so much simpler then!
  • @rachlikeswinter I’m due to be completing tomorrow after exchange last week, but haven’t received my completion statement yet! I have at least payed over my full deposit and some money towards fees... 
    Not planning on moving in straight away - I need to get curtains and decorating done, and then starts the operation of moving my four beautiful cats before I have any furniture removals! I’m giving myself a good couple of weeks! 
    I now kind of wish I'd left a bit of an overlap as I'll need to my dad will need to put up curtain rails and all that BUT there's just no way I can afford the rent here, plus mortgage + rent on new property, as well as the rest of the fees, and all the furniture I need!

    Lol on paper it was so straightforward..... I'm moving from one side of Hertfordshire to another :)

    Just started packing a bookshelf and yeah... I'd recommend start packing (!!!) and overestimate your required # of boxes o_o

    We ordered 20 "just in case" boxes from Amazon yesterday. I have used 13 of them so far and this bloody tardis house keeps coming up with MORE STUFF.

    Send help! Or wine!

    Suddenly VERY grateful for the garage my in-laws rented round the corner from us as it is getting a whole load of stuff that won't fit in these boxes, and won't fit in my car because the car needs to transport the cats and all their bits.

    Mortgage offer 22/12
    Solicitors paperwork fully complete 23/12
    Surveyor Instructer 04/01
    Chased solicitors - Still no correspondence from Vendors solicitor - Estate Agent informed 05/01
    2/3 searches back 18/01
    All searches back 20/01
    Building Survey complete 25/01
    Estate agent chased me 03/02, waiting contact from my solicitor still
    05/02 Solicitor completes title report and raises enquiries, along with contract to sign, mortgage dead, TR form, property checklist
    08/02 Estate agent calls to inform me seller has return enquiries to their solicitor, should receive in the next day or two
    11/02 Called solicitor for update, no response from vendors solicitor as of yet, will be ready to arrange exchange once replies supplied and AML check complete, instructed to submit LISA withdrawal form.

    Atleast when the estate agent rings me tomorrow to nag me I can point her in the other direction to the Vendors solicitor lol!! Hopefully not long now!
