    30/11 offer rejected
    30/11 2nd offer accepted
    01/12 memorandum of sale received
    07/12 AIP submitted 
    07/12 full mortgage application
    09/12 mortgage approved subject to valuation
    09/12 solicitors instructed
    11/12 valuation
    11/12 mortgage offer
    14/12 searches submitted 
    18/12 homebuyers survey carried out
    19/12 2nd viewing
    18/01 received A LOT of documents from solicitors including TR1 form, fixtures and fittings, initial report, searches back and some answers to enquiries raised.

    Not sure what's left apart from a few enquires to be answered. I don't want to get too ahead of myself but I think exchange may be just around the corner!
    Emailed solicitors for an update and it looks like we're just waiting on enquiries from the freeholder and sign off from the lender that they're happy with the deed of variation.

    I also asked EA and they're hoping that it'll only take a few more weeks... Of course I'll take that with a pinch of salt. Is it crazy to start whispering about exchange or should I wait until all the enquiries are satisfied until I bring it up?

    08/02/2021 - All Searches and enquiries (except one) are back
    The final long part is that we need to wait on a Grant of Probate (submitted in October) - very stressful!
    I’m waiting on grant of probate too! Top of the chain submitted it in August when I had my offer accepted. We didn’t find out about it though until we all said we were ready to exchange. I did have a call from my solicitor on Monday and was told that my sellers solicitors think it is imminent so I’m hoping it’s granted before my mortgage offer extension expires or I fear I might have to pull out. Hope yours comes through soon!
    I didn’t know until I had instructed my solicitors and then this wrecking ball came crashing in. I’m being told it is imminent too and hopefully should be here day, I believe Inheritance Tax was paid at the start of Jan so hopefully we’re near the end.
    Aiming to complete before the SDLT Holiday so hopefully it won’t go past that.

    I started asking about exchange as soon as all the enquiries came back...

    Someone tell me you're supposed to feel like half your house hasn't been packed yet when moving day is the day after tomorrow!

    The more we pack the harder it is as everything is in the way. Our budget removals told me today they're going to hire a big boy lorry for our move instead of two smaller lutons. I'm not filled with confidence.

    I think we mostly have everything done, but also there seems to be a lot of "we'll do that tomorrow"-ing being bandied about, and Thursday is the last tomorrow we have.

    Yes we are on day two of packing by professionals today and I am shocked by how much I’d left to do. They were only here 9:30 to 3:30 yesterday. Hopefully they will do a bit longer today as tomorrow they have to drive it an hour away and unpack it all!
  • ps we are still to exchange on our sale, completion is tomorrow. Just on hold to purple bricks now so they can chase their solicitors for the hopefully last thing we need for our purchase. It should be pretty easy so fingers crossed x

    I wish we'd been able to secure professional packing. It took me weeks to persuade my husband it was money well spent and then when it came down to it we couldn't get it! I suspect there's going to be a certain amount of sweeping stuff in to boxes right at the end for us. We won't have any room in the car as we'll be transporting our two cats, so it all needs to go in the lorry!

    Me and my other half are on completely different pages when it comes to packing.... I can't get over how much stuff we have, whereas he thinks we'll get it all in the back of a self drive 😂🤷‍♀️

    Actually quite interested to see who's closest in their estimate! 
  • @Caz_Mnaz it's the same here, when I think of all the bulky furniture - sofas, beds, wardrobes, garden furniture and then all the kitchen cupboards, drawers, and just stuff in general it makes me want to cry. We have been slowly chipping away at it since Christmas but still feels like we haven't even scratched the surface.
    At the moment i'm being super organised about it and thinking about the room that i want it unpacked in but i'm sure in the end we'll have socks in with the knives and forks :smiley:
