I did the same 2 weeks ago and mine has gone missing! But I put two stamps on. If it's really heavy or thick it might not get delivered with just one stamp because of the weight is what I understood. Fingers crossed !annetheman said:

Oh no! You think you'll save time not waiting to go to the post office! Sorry, how annoying!annetheman said:I must have the world's first and only spontaneous solicitor.
He emailed out of the blue to say he hadn't received a scan of the hard copy I sent last Thursday (stupidly, not via recorded delivery). I had completely forgot about the whole thing today because so busy/back-to-back with work
I am asking a friend to help witness another copy signature if needed, but solicitor is checking if seller will accept electronic signatures. Incidentally, she is flying to her brother's to celebrate Chinese New Year - sigh. So may ask a friend B.
Contract from me is currently the only thing holding up exchange but completion date of 26th agreed by all, so still enough time to sort this out.
Protip: don't send contracts via regular snail mail.
Funnily enough I did go to the post office and was told they were closed for lunch break... I had back to back meetings so whacked a first class on it and shoved in letterbox (literally, it was very nearly too thick).
I wonder if it is languishing in solicitors' office though? They are working remotely and only intermittently going in...
Just another chapter in this woeful saga I started with offer accepted 4th Mar 2020...!
did it ever turn up??
I'm getting a friend to sign a new one this afternoon, just in case it doesn't.... WILL be recorded this time! If they won't accept "e-copy" as my solicitor calls it...Credit cards: £9,705.31 | Loans: £4,419.39 | Student Loan (Plan 1): £11,301.00 | Total: £25,425.70Debt-free target: 21-Feb-2027

Just been told that as long as our sellers side is ready by tomorrow, we will be looking to exchange next week with completion on the 19th. Not very hopeful they will be ready though.0

We've had an update today, it seems that our buyers are ready to exchange! All enquiries have been answered, their mortgage is agreed, valuation etc is done and all ok and the FTB buying their house is in the same position. We really didn't expect it to move so quickly, we only accepted their offer on 17 December! Our solicitor has confirmed we are ready to exchange on the sale of our house as soon as we are ready to proceed with our purchase. We've had the searches back on our purchase, our solicitor is waiting for replies to enquiries. We have our mortgage agreed (valuation has been done and was all ok). Our structural survey has been done, and we are negotiating as work needs to be done to roof. The vendors are happy to negotiate, we just need 1 more quote, as we are getting 3. But our vendors new build isn't ready until 26 March, which is the date we are working too. Our buyers really want to move sooner, I'm not sure we can! We would love to move sooner, and the vendors have said (via their solicitor) they will move out if their house is delayed. It is unreasonable to ask them to move out sooner if we get to that stage? I don't want to risk the sale of our house, or pay stamp duty!1

We were told yesterday late afternoon that everyone in our fairly ridiculous chain of 9 is ready to exchange but now 2 solicitors (not ours) are arguing over completion on 18th vs 19th! Playing the waiting game today, I had to ask our solicitor to pre-emptively request out mortgage money from the bank so that we could meet the 18th deadline if that's what everyone goes for, hope I made the right decision! I didn't want them to come back today we the 18th and find that we were the only ones that then couldn't do it because Natwest need 7 working days to request the cash!£2012 in 2012 Challenge #232 : £561.29/£20120

I’m waiting on grant of probate too! Top of the chain submitted it in August when I had my offer accepted. We didn’t find out about it though until we all said we were ready to exchange. I did have a call from my solicitor on Monday and was told that my sellers solicitors think it is imminent so I’m hoping it’s granted before my mortgage offer extension expires or I fear I might have to pull out. Hope yours comes through soon!sandeepsb said:sandeepsb said:Hi allBeen browsing this forum during the house purchase process and I've learned some great tipsMy timeline as a FTB is21/11/2020 - House Viewed

I'm wondering if anyone knows when I might hear anything from my solicitor. I've instructed them and sent back those documents but have no idea what is a reasonable timeframe to have any sort of update. We have a strict 28 day exchange period, which they are aware of, because it is a SO new build purchase. I don't want to chase unnecessarily, but also don't want to hang back if I should be on their case! Mortgage application has been submitted and Memorandum of Sale received from the housing association. I believe the solicitors had received the house pack before they were instructed as they were the recommended firm.0

They tend to be lax about the 28 days. My HA accepted me on 4th March 2020... We are not on the 10th Feb 2021 and not exchange lol.BettyVob said:I'm wondering if anyone knows when I might hear anything from my solicitor. I'm not happy about it but they want you to buy! They won't kick you off if you're making progress e.g. applying for mortgage and instructing solicitor.
Keep EA up to date and maybe send your solicitor an email daily until they respond (leaving a message doesn't seem to work...!)Current debt-free wannabe stats:Credit cards: £9,705.31 | Loans: £4,419.39 | Student Loan (Plan 1): £11,301.00 | Total: £25,425.70Debt-free target: 21-Feb-2027
