Oh no! You think you'll save time not waiting to go to the post office! Sorry, how annoying!annetheman said:I must have the world's first and only spontaneous solicitor.
He emailed out of the blue to say he hadn't received a scan of the hard copy I sent last Thursday (stupidly, not via recorded delivery). I had completely forgot about the whole thing today because so busy/back-to-back with work
I am asking a friend to help witness another copy signature if needed, but solicitor is checking if seller will accept electronic signatures. Incidentally, she is flying to her brother's to celebrate Chinese New Year - sigh. So may ask a friend B.
Contract from me is currently the only thing holding up exchange but completion date of 26th agreed by all, so still enough time to sort this out.
Protip: don't send contracts via regular snail mail.
Funnily enough I did go to the post office and was told they were closed for lunch break... I had back to back meetings so whacked a first class on it and shoved in letterbox (literally, it was very nearly too thick).
I wonder if it is languishing in solicitors' office though? They are working remotely and only intermittently going in...

You've hard a similar journeys to us... Our buyers buyer pulled out (but last minute) it was awful not being able to do anything about it. Thankfully our buyer managed to get a new buyer lined up within a week so we didn't have to go back on the market (massive relief as it took us 3 months to get a solitary offer)AHT2020 said:Hi all,I have been lurking for a while now so thought it was about time I officially joined in the waiting game! Our timeline:10/10/20- Our house goes on the market21/10/20- Offer accepted on our house (chain of three below us)23/10/20- Our offer is accepted on our purchase (no onward chain, sellers moving into rented)23/10/20- Solicitor appointed for sale and purchase04/11/20- Mortgage application submitted09/11/20- Valuation and home buyers survey completed on our purchase12/11/20- Our buyers buyer pulls out of their purchase20/11/20- Our house goes back on the market01/12/20- Our sellers say they will give us until after Christmas to get back under offer02/12/20- Our mortgage offer issued09/12/20- Our sellers decide to put their house back on the market after all16/12/20- Offer accepted on our house (purchasing with cash from sale, their buyer has nothing to sell)17/12/20- Our seller accepts a higher offer on their house from a cash buyer06/01/21- Home buyers report completed at our address06/01/21- Our offer is accepted on a different house (unoccupied with no onward chain)14/01/21- Mortgage application submitted03/02/21- Building survey and valuation completed on our purchase05/02/21- Our mortgage offer issuedIdeally we would like our sale and purchase to complete together however are prepared to move into rented if needs be to ensure that our buyer gets the stamp duty holiday benefit. We have our mortgage offer, our searches are being done and some enquiries have been raised on our purchase but we have no real idea where we are at with our sale, we’ve answered some enquiries and they had their survey at the beginning of January. Now we just wait! Good luck to everyone and congratulations to those of you who have exchanged already!
Fingers crossed you're not on this thread as long as some of us 😂0 -

I did the same 2 weeks ago and mine has gone missing! But I put two stamps on. If it's really heavy or thick it might not get delivered with just one stamp because of the weight is what I understood. Fingers crossed !annetheman said:

Another day of waiting for me. We have 3 houses, 5 people in our chain and everyone is ready to exchange and has been for a week except the bottom of the chain FTB - They have apparently used a cheap online solicitor..... The solicitor above in the chain answered all their queries on 22nd Jan, so we are just waiting for them to go through the queries and issue the contract the the bottom of the chain buyer. Everyone has tried to chase, but apparently the bottom of the chain solicitor won't speak to anyone. We were meant to have exchanged already and be completing on 17th, but that is no longer possible. So frustrated!!!1

This is a very similar scenario to me. I understand your frustration. The online solicitors had to look at files in order, and we did get to the top of their pile and exchanged. So have some faith it will happen. But I was feeling exactly the same as you last week.runner81 said:Another day of waiting for me. It might have been kept at the Post Office because of insufficient postage paid. The post office stamp it regarding insufficient postage paid and then forward it on to its destination, but it will be delayed at the Post Office for around 10 days and that is before any delays with the virus.0 -
This must be the longest week of the year, waiting for sellers solicitor to get back from holiday!
WE, our buyers, our sellers and rest of the chain were all ready to exchange last week (after waiting two weeks for sellers solicitor to get back to them). Then last thing Friday the sellers solicitor said NO, she wants same day exchange and completion and then went on holiday.
We have all now agreed on exchange next Wednesday and completion Thursday, Wonder if she will stop it again when she gets back on Monday.
I thought solicitors were meant to do as their clients directed?0 -
I was hoping to exchange this week, but my solicitor is still waiting on enquires from my seller’s solicitor. Everything else is ready to go as soon they come back, so I’m hoping to hear before the end of this week!I had my offer accepted in late August/early September, so this whole process feels likes it’s never ending...0
