Its been over a month since my last search came in for the property i am trying to purchase and the enquiries are still not answered its the same firm for both us and the seller. the seller says she has answered all questions the same day.Its a big reputable high street firm with a good reputation is this normal?

Well looks like I got excited too soon. We've been ready to exchange since 04/02 - we agreed a date next week, sorted leave from work, closed our HTB ISAs, started packing, requested funds from bank etc. Then we get told that date may no longer be possible as the vendor has had an issue with their onward purchase. The onward purchase has been ready to go since November, so frustrating that this issue has come up now. Feeling very upset to be honest, 7 months is a very long time to be in this process and it's getting me down majorly! Plus all our friends/family who had offers accepted after us have now all completed - it's like we are just being forgotten about!

I'm a vendor and like yours, I responded to the enquiries on the same day. My solicitor then passed these over nearly 4 weeks ago and my buyers solicitor still hasn't reviewed them & can't be contacted when chased. I feel for you reading this - it’s horrible. We have also been ready to go since Jan but issue with vendors onward purchase (which was news to us!) delaying things - I hope this week brings better news for you 🤞🏻 We are expecting to move to exchange in the next 2 weeks but preparing to be disappointed again.....WiseOwl00 said:Well looks like I got excited too soon. We’ve been ready to exchange since late Jan but like yourself, a problem with the vendors onward purchase arose at the last minute.
We were hoping to exchange last week with completion this coming Friday, however unfortunately that didn’t happen.
We are really hoping we will make some progress this week.

Yes, but I'm coming on here at the end. I lost a buyer because the EA did not report they had dropped out so even though I had other offers the other offers had by then bought elsewhere! I went back on the market in November. Did open day viewings in a storm and got a new buyer within 2 weeks of losing the old one. Gazumped for a house I wanted to buy so going into storage. Nearly homeless but a relative stepped in so I have somewhere to go. But, I got here in the end, and so will you.Caz_Mnaz said:Oh god I think most on here would love to be in that position.... Hoping everyone has a bit of good news this week

A bit of good news would definitely be welcome to us and a good few on this thread Tsj90s. We are having a nightmare with our sale. We put our property on the market late July and agreed a sale in August. The buyers were a couple supposedly paying cash. They provided proof of funds etc and the sale memo was issued. They were constantly in touch saying their solicitor was proceeding well etc and saying they wanted to complete asap. Our solicitor could never make contact with theirs. Then came a raft of lies to everyone including the estate agent and the solicitors. Eventually after nearly 10 weeks of trying to get to the bottom of things, our solicitors found that although they had contacted a solicitor, they never formally instructed them so no work had been done and we had to stop the supposed purchase. We re-marketed the property and a couple of weeks later found a new buyer. The chain was short. They had agreed a sale to cash buyers, they were in turn buying ours and we are buying from someone who is going into rented. We realised that with the lockdown etc things may slow down slightly. Our solicitor and agent are on the ball with the sale and respond quickly to any queries we have as they realise the traumatic previous sale was awful. We agreed the sale at the beginning of November and our buyers had agreed their sale a couple of weeks before that. Everything is ready on our ongoing purchase and on our buyers purchase of our property and a date for completion came from the top of the chain of 23rd February. We said ok and so did our buyers but that is were the new problems arose.
Our buyers solicitors have quickly moved with progress on her purchase but then announced 10 days ago that the buyers at the bottom were not ready. In fact their solicitors only issued paperwork at the end of January. They said there was a problem who actually owned our buyers property whether it is her and or her and her son and had been trying to get to the bottom of it before issuing anything. (They are buying our property together) Apparently that has finally been sorted (week of 8th Feb) but now 2 new problems have arisen regarding their land, one of which may require applying to Land Registry unless the buyers will accept Statutary declarations. They won't apply for searched until everything ironed out. We feel as if we will never get sorted out and move on .0 -
What a nightmare you've had!!! Can't believe the first couple that bought your house, what's all that about! I dont understand why youd lie and not instruct, did they ever have any intention of instructing, it makes you wonder.
