Oh wow, that would have my stress levels through the roof - though it does sound like you're getting closer!  Can't be much left to do?

Welcomed to the fun!!! Sounds like you've had a bit of a journey to get here!

Fingers crossed you are nearing the end at last!
  • Thanks all!  Bag of nerves here, so worried someone will pull out :(
Hoping to exchange by the end of the month, but the buyers solicitors have made so many enquiries, our solicitor is struggling to answer them, they keep asking more after we have answered.
The sellers are waiting for a probate to be granted on their forward purchase, though they may move into rental if they are not ready by the time we are, we're stuck in the middle.
It's been a year of stress, with WFH in a 2 bed at the moment, with a young son I have to home school.
So glad we are not the only people waiting :)

  • It's completion day today. Haven't heard anything from the solicitors until just now, when I got an email from one of them saying "can you send me your contact number. I need to call you."

Of course I sent it immediately (while wondering how in the **** she doesn't have it on file) and now I'm trying very hard to be calm and not freak out while I wait for her to ring. Tried ringing her and got nowhere.

If they hadn't been so useless for the last few months, I'd be less concerned that something has gone horribly wrong, but because they have been, now I'm very worried.

    Finger's crossed for you!!

Hopefully it is just a small technicality that they need to confirm with you before you complete. Are you doing simultaneous exchange and completion?

Luckily I'm not doing simultaneous exchange and completion - because it turns out I won't be completing today. Solicitors somehow didn't send all of the required paperwork to the lender, so the funds can't be released today. They're "hoping" it'll be released tomorrow if they manage to get hold of the right people.

Frustrating but fixable, good luck for tomorrow!

Thanks - it's super frustrating but at least the solicitors are the ones on the hook for the costs associated with not completing on time. It's the icing on the cake of their incompetence, frankly.

Feeling more optimistic about my purchase today. Heard from my solicitor this morning. She told me top of the chain has said they might be in a position to break the chain to allow me and our seller to move before our mortgage offers expire. All being well could be next Friday 🤞🏻

Estate agent has also been in touch to say she is chasing top of the chain and needed me to confirm when my offer was up. She’s hopeful. Don’t want to get my hopes up though just in case! We’ve been ready to exchange since the 7th Jan.

Good luck everyone hoping to hear something this week!

I *think* we are close to exchanging. We are in a chain of 3 houses, the house we are selling is at the bottom.
The two houses above us are ready to exchange. Our buyer is apparently just sorting out proof of funds for his solicitor (not sure why it's so late as we had to do that first thing!) but all enquiries are done. Then we can talk about dates!
I would love it to be first week of March but I think that's too optimistic. Thankfully our solicitor so far has been brill, but our buyer's not so much!
