  • We are supposed to exchange today & complete on Weds. Ive got a removal firm on standby who are 5hrs away (as we're relocating) to collect our stuff tomorrow & put in storage for a few weeks whilst we wait for the onward chain to be ready.
    Im not holding my breath & can't even get excited until that exchange happens 😒

    Forever refreshing emails and waiting for phone calls and then nothing!!!

    My contracts and things came in the post with the title report off the solicitor, I signed and returned and hes got it on file ready for when we proceed to exchange, whenever that may be!!! X
    Thank you. We had the title to sign and return along with fixtures and fittings etc back in December but it didn’t come with a draft contract. I emailed our solicitor this morning as she said last Monday only thing left is for us to sign contract, but still haven’t received it! She said this morning that she will email it to me for us to print, sign and return but when that will be.. who knows 🙈

  • Had a homebuyers report done on our house by the buyers today. We're pretty far along with searches etc and this was a bit of a late request from them. Hoping it doesn't throw any spanners in the works. There's nothing wrong that we know about!!

    Anyone who has packed ready for exchange/completion in a 1 bedroom flat -- is 30 boxes OTT? I am afraid removals will say "no that's more than we quoted for" and up the price but they are medium sized and not full to the brim... I am absolutely hating living among bare walls and boxes, 12 days cannot pass quick enough.

    Is anyone else just stuck in a loop of constantly refreshing emails multiple times every hour....?
    Yes!!! The solicitor accountant was doing her Due Dillegence checks on friday for me, she said she would email when they are satisified!! Everytime my emails refresh and ping I get excited, only to find its deliveroo or dominoes🤷‍♀️ x

    I’ve never unsubscribed to so many different emails as I have since the starting the buying process! I get so much optimism when I hear the ping only to be disappointed 😂
  • Not sure where to start, I’ve been reading for a while and finally I’m so nervous about our sale and purchase.  I need to get it off my chest. I’m not sleeping at night. It’s been a long year!

    01/20 - Property listed for sale 

    02/02/20 - 1st offer 

    23/03/20 - lockdown 
    April - Buyer (1st offer) pulls out as made redundant
    10/06/20 (first weekend out of lockdown) - 2nd offer 
    06/07/20 - survey and valuation on sale 
    07/07/20- offer put on purchase (house1)
    8/07/20 - announcement of stamp duty holiday
    09/07/20 - Buyer (2nd offer) pulls out as now has more money with Stamp Duty Holiday  
    16th July - Full structural survey and valuation on purchase (house 1), EA querying why our property is back on market.
    Survey found the extension works (recent) had not been signed off by building regs, the bi-fold doors were held in place by spray foam
    (mortgage approved around here)
    20/07/20 - Pull our of purchase (house 1)
    We continue to look as we are not in a rush as no sale
    05/11/20 - Offer on sale and purchase (house 2), Offer memo issued to solicitors for Purchase (buyers struggling to get a solicitor who will take on new clients)
    13/11/20 - Offer memos issued to solicitors on Sale of property.
    20/11/20 - Home Buyers Survey and Valuation on Purchase (house 2) done
    20/11/20 - Mortgage re-approved for purchase (house 2)
    03/12/20 - Mortgage Valuation on sale property.
    7/12/20 - Contract packs received and issued, searches begin
    18/12/20 - Buyers mortgage approved
    12/01/21 - Buyers 1st enquiries - answered
    26/01/21 - Purchase enquiries raised by solicitor
    03/02/21 - Buyers 2nd enquiries - answered
    15/02/21 - Answers to purchase enquiries received 
    I don't know how much more I can take...…this is so nerve wracking!!
    (and we are trying to beat the march deadline)

    Yes! I’m too scared to even leave my phone for a minute in case I miss a call or email. It’s driving me insane! 
    I’m just waiting for the chain to all agree a completion date and then we are ready to exchange, but seeing as this has been ongoing since last Thursday I’m not super hopeful for a response today.
