Regretting not sending my contract by recorded delivery last Thursday. I would have at least received confirmation it had been delivered, now I don't know and nobody is in my solicitors' office!
I did go to the post office to use recorded delivery service but it was closed so posted first class in the mailbox
what if it's misssinnnngggg?! It was difficult to get in there so it might be damaged

Ok i'm back on here now.........!! Updates from me:
Friday survey and valuation was done. Homebuyers was requested i hope the buyer isnt trying to find a way to knock the price down. Everything is fine as far as i know - rendering is a bit suspect but that's it.
My solicitor has a couple of inquiries for me to send back. Mainly around boiler servicing which i've had every year - although last year because of Covid they weren't issuing paperwork so just waiting on the service people to give me a proof/email etc.
And waiting on a couple of inquiries back from my sellers which apparently are just formalities no issues.
I think my buyer has all his searches back now (lender confirmed we could use the searches from the previous buyer) so once he gets his mortgage offer not far off.....
It horrible just waiting for the next issue to blind side me............

I'm so glad this thread is still here, because I'm baaaaaaack!

I last sold/bought 3.5 years ago, but fast forward past a separation, divorce and an 18-month period of renting, I'm now selling the house I still half own with my ex and I'm buying a new home with my now partner. It's slow going though, even given the current climate, as we essentially have 2 chains of three - my/my partner's chain and my ex's chain, with first-time buyers and no onward chain properties on both.
Timeline so far:
7/12/20: Both properties listed for sale
24/12/20: Accepted an offer on my partner's house
27/12/20: Reduced the asking price on my property due to lack of interest and in line with similar nearby
10/01/21: Accepted an offer on my/my ex's house
25/01/21: Solicitors instructed for sale and purchase
27/01/21: Purchase survey and valuation complete, no issues, received our mortgage offer in full
29/01/21: Survey on my partner's property returns an under-valuation of £10k (is this really happening again?!)
5/02/21: My partner's buyers can't increase, so we agree to honour the reduced offer after negotiating £5k off our purchase property, but have stressed there will be further negotiations on price or conditions
Current status: awaiting a heating engineer to inspect my/ex's property, after our buyers' survey flagged the heating as a '3' - seems pretty standard at the moment, it's what we saw on our purchase, that they couldn't see it all and weren't fully qualified to comment. Same on this one, but they want to get a full report. So I'm now waiting for my buyer to start bartering over that, but given we reduced the price and accepted their low offer, I'll be loathed to reduce/spend any more. Feels like I'm being robbed on both sides at the moment!
Property buying/selling timeline - currently into week 21
04/12/20: Both properties listed for sale
11/01/21: Offers accepted on both sales & on our joint purchase
25/01/21: Identity checks completed, solicitors instructed
27/01/21: Purchase survey & valuation complete, mortgage offer received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21: Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!

Oh ouch, that's complicated! I last sold about 3 years ago, when I split from the ex - who initially refused to sell and I had to give all the equity over to persuade him to sell up (which was pretty stressful), and have been in rented since. Another day ..
No confirmation from the top of the chain as to a completion on 15th. Even though they suggested this.
Again the chain fund themselves in limbo because they can't sort themselves out. (Literally nothing stopping them.moving other than themselves).
The people we are buying from have now threatebd to pull out of their transaction if this date is not confirmed. (Can't blame them).
Literally getting ridiculous...had three dates set. Agreed to by everyone. Then the second we are about too exchange they pull out.
Solicitors have had funds drawn down and sent back each time it's been that last minute.
It's all getting a bit ridiculous seeing as everyone has been ready paperwork/ solicitor wise since Christmas.0 -

I am a bit taken aback to be honest and it is still sinking in.
Complete night and day compared to last week where I had convinced myself that seller had gone quiet on us as they were going to pull out. This has been the most stressful experience of my life and I have not helped myself one bit by building up all these fake scenarios in my head.
For everyone still waiting to exchange, all I can say is please look after yourself and your wellbeing. Adding Covid to the mix has made an already stressful process almost impossible to manage. Keep pushing, even if you have to chase everyday! And try (as hard as it is) to keep positive by focusing on the little wins (as small and insignificant as they seem).15
