After a mini problem today with my solicitor not having all the documents - I sent them in 2 sellotape reinforced envelopes; I’m pleased yo say that I’ve just had an email to say I’ve exchanged contracts! Super excited now for completion next week!6

Exchanged today 🍾
Was expecting it to take all day but by 11.00am a chain of 4 we had exchanged. So many emotions felt today. Completion 12th February..
Timeline
19th July house on the market
22nd July offer accepted on sale and purchase
Cash buyer chain of 3 including us FTB buying our buyers mortgage already agreed.
23rd July solicitor appointed
29th July searches started
13th August searches Back
Awaiting updates from EA turns out we are in a chain of 5 not 3 and bottom of chain only just applied for searches and mortgage.
22nd August our buyer now decides they want a survey !
25th August call from buyer they want to check garage roof
29th August garage roof checked all fine just an over issue from surveyor!
3rd September EA check all going well with chain and start to talk about dates.
Delay after delay getting worried.
22nd September 1.00pm email from solicitor to say all contracts signed all enguires answered. Get ready for exchange in the nect week.
22nd September 4.00pm EA call to say buyer has pulled out. ( absolutely gutted )
House back on the market after a week
2nd October offer accepted on sale and purchase.
Solicitor started conveyancing again on new house after our seller only giving us 24 hours.
10th October searches started
18 November searches back
All enquiries dealt with ourselves and seller ready just waiting in mortgage offer for first time buyer for our buyers.
22nd December survey booked for FTB mortgage
6th January mortgage offer received
Then constant chasing for answer to enquiries from FTB to our buyers FTB asking for electricity checks our buyer refusing.
28th February check done after our EA pushing our buyer to get it done or loose the house.
29th January FTB happy with checks and solicitor confirms we can exchange 5th Feb
Sleepless week

So happy to say we completed...all went smoothly..even had a bottle of Prosecco with the developer and his family to celebrate...an absolutely amazing day (though tiring as only had 3 hours sleep last night l, last minute packing and removals came at 7.45). All in and now for unpacking...first thing...the bed...a good sleep and on it tomorrow - but still got one bottle of Prosecco yet..fastbs said:

Sameday is common now but I think the stress is too much as something very small can go wrong in exchange and scupper everything. We are finally ready to exchange, but the people at the end of the chain have suddenly decided that they cannot do the 12th after all. Since I've managed to book time off work for the week after, I really hope they will agree to a different date before then...0

Well we got the phone call this morning that all links had agreed to 12th Feb as the completion date and that they would attempt to exchange today. Unfortunately this did not happen. 🙃🙃🙃🙃🙃🙃🙃🙃🙃🙃🙃🙃🙃🙃🙃
We need 5 working days between exchange and completion so it is likely the 12th will not be happening and that we all need to agree on a new completion date. It took the chain all week to agree on the 12th in the first place so I’m at a complete loss.1 -

Just exchanged to complete in 11 days... and no COVID clause ...fingers crossed

So pleased for everyone exchanging today. Ours will now be Monday as HA was slow approving our mortgage offer.
Funds all transferred, solicitor has done the pre exchange check with the lender.
So Monday exchange and friday completion.
HA emailed to say they've arranged for keys to be couriered over ready for me to collect friday3 -
So heartened to hear all the exchanges and completions today, congratulations all 🥳
We are looking at exchange in 4 weeks time subject the tenants being able to vacate at the end of the month. The weeks are going by quite quickly at least and we have some sorting to do in our house to get ready at least, keeping us occupied.
I have found, through painful experience, that the most important step a person can take is always the next one.

Can’t remember exact dates but:End of July - house up for sale
Start of Sept - offer accepted from FTB
Mid Sept - offer on onward purchase
Two days later - vendors change mind and decide not to sell at all.Start of Oct - offer on new house accepted, told their are tenants currently who will vacate before or just after Christmas, but 6 month notice is end of Feb. We decide to take the gamble and chain complete.Lots happens between then and Christmas, mortgages sorted, enquiries raised and answered.Jan - solicitor reports on purchase and sends contracts for signing. More enquiries from buyers. Tenants clearly not vacating before end of notice.Start of Feb - buyers enquiries are all satisfied, we are all ready to go subject to tenants leaving. We were told they would leave mid feb, that’s been revised to end of feb now so thinking there may be an issue there.We’ve decided we will sell regardless of the tenant situation as our buyers have been so patient, so we’re preparing to go into temporary accommodation alongside hopefully purchasing our new house.I’ll be hanging around here enjoying all your good news stories for a while!I have found, through painful experience, that the most important step a person can take is always the next one.
