Congrats to all those that exchanged and completed today, great to read your stories and give some hope to my situation...Sent final enquiries to vendor mid Jan, not heard a peep from them despite my solicitor chasing and me chasing them directly twice in the last 2 weeks.Beginning to worry....im going to follow up with them next week again, I've already signed and posted all docs to the solicitor for safe keeping and thought these final enquiries would be an easy quick response. This has probably been the most frustrating part of my process so far, was fairly plain sailing up until the sending of final enquiries.0

All I’m waiting on now is a couple enquires and the HA to approve the mortgage offer.Sotts said:So pleased for everyone exchanging today. Ours will now be Monday as HA was slow approving our mortgage offer.
Funds all transferred, solicitor has done the pre exchange check with the lender.
So Monday exchange and friday completion.
HA emailed to say they've arranged for keys to be couriered over ready for me to collect fridayThey’ve requested a letter from the bank just to specify that the mortgage amount is a 40% share of the full amount of the property value. I’m hoping that isn’t going to take too long!0

Unexpectedly had an email from my broker this morning to say that my mortgage offer has been extended until the end of the month so I’m hoping for a miracle that we are able to complete before then! Will be calling the EA on Monday to see if she can help move things along.1

Just had a pre-exchange viewing now absolutely desperate to exchange next week! Goodness I love the place. Last saw it on March 3rd 2020, it has been that much of an ordeal but I know it'll be worth it!

Our vendors took an absolute age to respond to anything and when they did, the responses didn't fully answer the questions asked. We got them to speed up/get their act together by ringing their EA and telling them we're not confident that they actually want to sell their house since they're messing about, and we may have to start looking elsewhere. Empty threats of course but it seemed to light a fire under their backside.

Initially had an offer accepted on a house in July, sellers pulled out in October. This timeline is for the second property:
17/10 - viewed property + put in an offer lower than asking price.
18/10 - vendor asked for higher offer (still under asking price). Offer accepted.
20/10 - information passed to estate agents. All solicitors instructed.
26/10 - applied for mortgage (10% with Nationwide).
27/10 - Nationwide arranged date for valuation.
 03/11 - Nationwide conducted valuation.
10/11 - Nationwide asked for more information, mortgage advisor supplied.
12/11 - solicitor received contract pack. Paid solicitor fees + searches sent.
 25/11 - mortgage offer received.
22/12 - searches due back (nearly 6 weeks after requesting!)
04/01 - draft contract received to be signed (3 weeks after solicitor posted - post has been crazy round here!)
06/01 - solicitor has searches + raised enquiries.
08/01 - received fixture + fittings form and property information (finally!).
 04/02 - enquires finally resolved.
Just in the process of deciding a date, should be in the next two weeks! This has been such a stressful process, but there's finally an end in sight!3

Still waiting for the vendors to catch up with their onward purchase - so frustrating sitting and waiting when everything is in place our end to go.......and the radio silence from solicitors and EA is deafening, my brain is in overdrive - hoping for news on exchange this week 🤞🏻Anty21 said:Hi everyone
I have been lurking for a while and some of your posts have really helped me keep things in perspective when my mind goes into overdrive....Our timeline:
 26/08 - house for sale
 30/09 - sale agreed, FTB
02/10- viewed & had purchase agreed after slight negotiation on our forever home
05/10 mortgage agreed in principal (port with current lender) and vendor confirms onward purchase agreed and chain complete
 07/10 solicitors instructed
12/10 mortgage final offer 20k short as won’t take furlough into account, apply direct with other lender
20/10 mortgage approved (had to submit further supporting information 14/10 & 16/10)
 30/10 contract pack received
 02/11 searches requested
27/11 survey complete - nothing of concern
02/12 told searches for purchase won’t be back in time for Christmas completion
 09/12 exchange on sale
18/12 sale complete, break chain and move into temp accommodation
 05/01 searches back
 19/01 all enquiries satisfied
Just waiting for our vendors to get a couple of minor enquiries responded to from their vendors and we are good to go, think we will complete around 12/02 but hoping to exchange next week.
There have been a few bumps along the way (including a leak where our furniture is stored during the floods this week 😱) & I have most definitely aged 10 years in 6 months, but we are so close now I am starting to feel a little excited.....Considering we have had Christmas and are in the middle of a pandemic I feel like we have made good time though the waiting game and radio silence at times has driven me insane......my liver will also be glad of a break once this is all over
@badger09 I have related to your posts a lot! Good luck to everyone else who is on this crazy journeyGood luck to everyone else this week0
