    Tenth Anniversary 10 Posts Name Dropper Combo Breaker
    I’m transferring the 10% deposit to my solicitor today, ready for exchange. All paperwork has been signed and hand delivered back to them, so fingers crossed all this stress will soon be over! 

    Just curious how many days people are leaving between exchange and completion? Are you all using Covid clauses? I’m a FTB and this whole process has been so stressful, I just want to be completed ASAP.

    Sameday is common now but I think the stress is too much as something very small can go wrong in exchange and scupper everything. I left 3 days..exchanged Tuesday completing today

    My sol still wants 2 weeks but we don't have a covid clause so we may review that lol...the way things have gone I can just see someone in the chain being pinged by the NHS app or worse! (we got told to isolate literally the day we accepted the offer on ours meaning we couldn't house hunt for a fortnight 🤦‍♀️)

    We exchanged yesterday and aren't completing til Friday 12th. My solicitor wouldn't hear of anything else for a few reasons:

    1. Too many people in the chain (I think it ended up being 7)
    2. You could go weeks and weeks trying to exchange and there's no penalty 
    3. Removals are so busy and people will find it hard to book something with very little notice
    3. Covid riders just give people a get out clause. Someone could use covid as an excuse to wiggle out of completing. 
    4. Our vendors mortgage expires on the 14th. We needed to lock down a date ASAP or the whole thing could fall apart

    Exchanging today.  Hopefully.  Transferred the last of my deposit from savings and the bank fraud dept have text me as a flag.  2 hours trying to get through on phone.  Now in branch doing it over the counter.    Fingers crossed

    Well we had some news I wasn’t expecting! 3 out of 4 of the final enquiries for the vendors onward purchase have been answered (only raised Tuesday!!), just waiting for an asbestos report to come in. They are reviewing Monday. Hoping to exchange next week all being well 🤞🏼🤞🏼
  • Month between exchange and completion for me. Will probably isolate totally for the last week or so just to make sure.
  • My solicitor has really been on it this week. I am feeling hopeful we might be able to buy this house after all.
    Our sale caused us a little excitement today but it seems that is on track for completion next Friday after all.
    All my fingers and toes are crossed.
  • I've emailed my solicitor a couple of times this week to try to get an update as to what is outstanding, and talk dates (we're hoping for the end of this month for completion).. but nothing, bit gutted.  Just going to spend the weekend worrying now :(
