Hi all ,
Got a call from our solicitors this morning saying the chain was ready to exchange and should happen today . However we just heard back that they never heard from our buyers solicitor so exchange is unlikely to happen today . Does that happen often?My understanding was that once the solicitors asked for authority to exchange the entire chain should be ready ?1 -
So glad you got it signed! I had to ask the guy I am (newly and distantly!) dating if he could be my witness on Tuesday because he's the only person I know who's local, plus has a printer to print the damn forms, and is clearly trying to get in my good books haha! Deposit paid and now just waiting for completion statement to further drain me while I eat a diet of plain rice and anxiety until the 26th Feb.
So I posted all that off, finally got a response from Skipton today that they're releasing my funds to my solicitor - so maybe exchange tomorrow / Monday??? I'm getting fears of it being delayed and not being able to complete on the 26th and being homeless argh

Between 11th November and the beginning of January, stuff happens. The council is mad at the new build developers for something. The fact there is a new build at the end of the chain is news to us. The council have started enforcement proceedings against the developer. Bad things. My solicitor says he's surprised we're still hanging on.oniongirl said:My go! 05/07 - Viewed it again, because I wasn't interested the first time thinking the other house we were seeing that same day was going to be better (it wasn't)

31/07 - chain complete: FTB > us > "our house" > "their house" > new build
09/10 - top of the chain collapses. Something about the searches on the new build means they have pulled out after 3 months. It appears this happened a while ago but they kept it quiet. After tears, we convince ourselves that staying put is better. Think of all the money we'll save. Our house is lovely. We're only going because we can, not because we must.
16/10 - the top of the chain have found somewhere else. That house is a divorcing couple, one going in to rented, the other to a new build. Nobody seems to know if there build is anywhere near being built or not. Give up hope of being in before Christmas.

Our Sellers' agents ring us and say that someone has agreed to break the chain and move in to rented (unsure who) and now we're looking to exchange in December, subject to searches, according to our Sellers' agent. Emotions conflicted as was imagining swimming in piles of money that we'd"save" by not doubling our mortgage in the middle of a pandemic.
03/11 - according to MSE forum, searches are taking 6 weeks. Give up hope to be in before Christmas completely despite the agents saying it's very likely.

04/01 - our buyer's mortgage offer expires. They apply for a new one as they can't get an extension without having a firm completion date
13/01 - the mortgage valuer is supposed to come and value our house, but fails to turn up. They took our phone number down wrong so they couldn't confirm covid regulations with me, and rather than check back with our agents, they just didn't come
20/01 - mortgage valuer really comes
27/01 - solicitors at the top of the chain say they're ready to exchange, with completion on the 5th Feb. We cannot get removals, but agree to put our stuff in to storage overnight and sleep on the floor of our new house to get things going.
28/01 - our buyer's solicitors say they're not ready. There was a mistake on the mortgage. The term is wrong. They're waiting for an amended offer
29/01 - our buyer's solicitors have received the amended offer. The offer has one of the applicant's name spelt incorrectly. Our seller's solicitor informs us that our seller's mortgage offer expires on the 14th, and due to a change in circumstances, they are sure they won't get an extension. Complete on the 12th OR NEVER.
01/02 - our buyers have gone above and beyond and managed to return their signed mortgage deed in record speed.
02/02 - our buyer's solicitors confirm they're ready to exchange. On the 11th, for completion on the 12th. Our solicitors say that's impossible, there's a chain of 6. Or 7. There's a lot of people. I ring my estate agents and tell them to tell our buyers to tell their solicitor to shut up and exchange now.
03/02 - My solicitors call to say they're going to try and get everyone in line for exchange, so I should check removals are still available. My removals say they're no longer available. I sob a little. He says he'll cancel someone else with a smaller job. I feel guilty for using girly tactics. And smug. This is what happens when you use budget removals.

We have just us (in rented, I sold my last house about 4 years ago) -> house we're buying -> empty house they're buying, so hoping it's pretty smooth sailing. We have to move before our landlord sticks this rental house on the market in April, so that's the only worry.0 -

Remember in the KR thread, I thought that I (and you and a few others) were very lax, leaving loads of time between exchange and completion... Suddenly it looks like it'll be more like 2 weeks than 4?!
Madness! Can't imagine the stress if I had planned for 1 week or even same day!
Wouldn't it be funny if we exchanged on the same day
