Since people keep talking about same day exchanges/completions, I am worried it will end up being really short notice.
I've spoken to my solicitor and the EA almost every day recently.
I've been asking the EA to request that the sellers keep chasing their solicitor, but I've recently found out that they are the EA's chosen in-house solicitor, so I bet that hasn't been passed on to them.
1)definitely pick a local and good solicitor not an in house conveyancer as they are conveyer belts and no personal service.
2)get in touch with the chain above and below you and keep gently pushing them.
3)don’t give up - keep pushing and don’t feel bad about chasing conveyancers and EA - you are paying them.

When we finally exchanged I wanted to post on here as soon as I'd told my son in HK who has been 'my virtual shoulder/crutch' while facing his own issues for several months & my best friend.
I wanted to share the good news on here before telling other friends and relatives, not only to thank posters for their support, but to give hope to others going through similarly awful times.
You will get there, eventually. And if you don't succeed this time, I honestly believe it may be because there is something better around the corner.

It appeared that all parties were committed for completing on the 12th Feb but now we are faced with a bunch of no shows now the time has come to exchange. Other half sent a stern email out today to the EA & Solicitor as we are just absolutely sick of the delays and the lack of communication up and down the chain. Right now it seems there is no light at the end of the tunnel.0 -
Heard back from my solicitor yesterday saying our vendor's solicitor said we should be ready to exchange before the end of the week. From what I understood - the rest of the chain has been ready since December ( our buyer and our buyer's buyers). Today I just heard from the EA that our buyers are still returning papers to their solicitors so he doubts they are ready to exchange. I'm so confused by all of this!
Plus my solicitor has been trying to contact our vendors solicitor to confirm they have all the paperwork in place and they are not getting an answer. So frustrating!0 -

Due to exchange Friday am anxious as I know its also completion day for many so the solicitors will be busy , How many have exchanged on a Friday is this a usual day ? Our buyers solicitors are awful at communicating as it is and barely ever answer the phone. Fingers crossed its a smooth exchange. Completion set for the 12th.0

It's supposed to be exchange day today for our chain, with completion set for the 12th.
It appears our buyers solicitors want to exchange on the 11th and complete on 12th, which means they don't yet have our buyer's deposit. We're in a chain of 7 (I think? Extra people keep mysteriously appearing at the top of the chain) and no one else wants this.
I'm hoping our buyers are transferring over their deposit now so we can exchange tomorrow instead. Clearly not happening today.
I'm not happy waiting til the 11th as our sellers mortgage offer expires on the 14th. There's no wiggle room for anything to go wrong.
Friday is officially the latest we can do it.0 -
Completion day today. A very big complication has delayed things. Funds have just been sent to the seller’s solicitor. Should we be called after this for authority to exchange? I thought they call you first and then transfer the funds...0

I'm a bit confused. Do you mean your funds have only just been transferred to your vendors' solicitor @ around 16.00? If so, why so late?watermelonspring said:Completion day today. AFAIK, the solicitor will not contact you prior to sending completion funds. What would be the point? Once you've exchanged & agreed completion date, that's it - no need for further authorisation.0
