Finally received all the paperwork last week for searches, conveyencer report, mortgage deed, transfer form and contract to review and sign. The seller's solicitor had got two names wrong on the contract so that wasn't a good start! Our solcitior used tip-ex to correct it, haha.

Her family were selling on her behalf as they have Power of Attorney, but this would disappear if the worst were to happen and they'd then need to apply for probate!!!

They still want to get it all through and hopefully she will recover, but in doing so they've asked to Complete asap. I've rung around and gone with our fourth choice of removal company who were also twice as expensive, but they have a cancellation for Thursday 4th. It's going to cost over £1,000 more but in the grand scheme of things, isn't much to pay if it means we get the house we want?

So it looks like we could be moving a week today and probably Exchanging on the same day. Panic! Ahhhhhhhhhhhhhh 

It also means I don't have the 2+ weeks usually needed to do things like move broadband, so that could cause some issues with my work and the kids home schooling - I may need to work out a tethering solution. 

So, we are moving on Thursday 4th!
I'm not sure why they couldn't have done this before, but our solicitor and the seller's solicitor made an arrangement which means when exchanged, if the worst were to happen to the lady (:() between exchange and completion then the transfer would still go through but with money sitting with their solicitor in her name. It means if it did go to probate then they'd apply for this afterwards and get the funds after that has gone through.

We were expecting to exchange on Thursday but the solicitor 'didn't get round to it' (not joking here!) and they pushed it through on Friday.

So I've spent the last two days sorting/packing/clearing/decorating as it's all go!

However it begs the question, why couldn't we have done the same and stuck to the original dates? Unfortunately removals costs are twice as much for us now, but hopefully it means we have the house . Still waiting for things like the Completion statement though!

Thank you. I have a 'pool maintenance' bible which I'm working my way through and the seller's son who we have been dealing with has offered to tell me how he's maintained it to date, exciting/scary! He's also leaving all of the apparatus and chemicals, etc which is useful. First job is to replace the sand in the filter once the weather warms up

Had a difficult few days due to some personal issues, but trying my best to stay as positive as I can. Tomorrow is a new week and hopefully we will all get some good news!

so we so we were due to exchange on Friday and didn’t happen as lower chain didn’t transfer deposit in time...my buyers mortgage has a 5 day grace period so have to complete by Friday however have been told as they have a gifted deposit they need to sibmit bank statements from her brother (source of funds) the brother is t happy to do and they do t think that’s fair to do (it totally is as it’s anti laundering) let’s hope they managed to sort it over the weekend and just ge the information needed so we can exchange..otherwise it’s over!!!

My husband diligently prepared one of those for our buyers only to find that despite being on a shelf clearly labelled ‘Do not pack or remove from ...’ our locust removal men packed it, together with the chemical testing kit etc. 

When they returned following day for the move, he made them go through several boxes until they found it. 

He’s also offered to help our buyer ‘open up’ in the Spring. Think he hopes for an invite to their ‘pool parties’😎

I'm so glad you mentioned this solution to the potential probate issue.  We have suddenly found ourselves in this situation where the lady at the top of the chain in a care home has sadly been diagnosed with Covid.  We are days away from exchange so I will be suggesting this as an option as it isn't something I had considered.  Praying both ladies can fight it

Hopefully by the end of February I'll have at least an idea of what month I'm going to be completing!??

It should have been this week.... So lots of comfort eating biscuits to take my mind off the fact I should be only be a few mins away from my mum instead of a few hours 😔 (relocating back to my home town after 10 years!)
