    It's just the luck of the chain isn't it!!

    To be fair I had a feeling from the beginning mine would go t**s up so I was sort of prepared but still frustrating when it did!

    We'll get there! 
  • Yes I feel the same. We are FTB with no chain purchasing an empty property. Offer accepted July 12th, due to complete Feb 5th. I can’t believe how long it’s taken. 
  • The top of the chain our end has been fully awkward and lied about a lot of things. 

    We should be exchanging this week for completion on the 8th. But we've been in this loop three times now and they have pulled out... Because "they need more time to pack"..."they need more time to sort Thier kids out".  Etc.  

    All excuses that we have only had after they have lied. They have previously said "searches were missing"..."documents need sorting".   When actually their solicitor is tapping their fingers waiting to go, thats been in place for 2 months now. 

    I'm fairly confident we aren't exchanging this week. I'm fairly confident the date will be pushed again.   

    I'd just like the confidence to start preparing for the move fully myself. They are doing nothing but messing the entire chain around.

    I think we all feel that our particular purchase is especially torturous, fraught with issues and encumbered in some way by unforeseen bad luck. 

    Reality is that it's just a very complex process buying a house in the UK. Buying a leasehold flat is even worse, add Shared Ownership and a cladding crisis for extra special joy. Then throw in lockdown!

    It's been hard, so I too rejoice when I see someone, especially in similar circumstances, complete. It does reassure me that it's possible because there are some dark moments when I really truly believe it won't happen.

    Onwards to Monday....

    So, time for an update...

    Finally received all the paperwork last week for searches, conveyencer report, mortgage deed, transfer form and contract to review and sign. The seller's solicitor had got two names wrong on the contract so that wasn't a good start! Our solcitior used tip-ex to correct it, haha.

    We'd provisionally booked in 16th February due to removals availability, which everyone seemed happy with, and hoped to Exchange this week.

    Fast forward to this week - received an email from our solicitor yesterday to say that the lady we are buying from, who's in a care home, has tested positive for Covid-19 :(. Due to her already ill health they are not sure if she will recover. Her family were selling on her behalf as they have Power of Attorney, but this would disappear if the worst were to happen and they'd then need to apply for probate!!!

    They still want to get it all through and hopefully she will recover, but in doing so they've asked to Complete asap. I've rung around and gone with our fourth choice of removal company who were also twice as expensive, but they have a cancellation for Thursday 4th. It's going to cost over £1,000 more but in the grand scheme of things, isn't much to pay if it means we get the house we want?

    So it looks like we could be moving a week today and probably Exchanging on the same day. Panic! Ahhhhhhhhhhhhhh 

    It also means I don't have the 2+ weeks usually needed to do things like move broadband, so that could cause some issues with my work and the kids home schooling - I may need to work out a tethering solution. 
    So, we are moving on Thursday 4th!
    I'm not sure why they couldn't have done this before, but our solicitor and the seller's solicitor made an arrangement which means when exchanged, if the worst were to happen to the lady (:() between exchange and completion then the transfer would still go through but with money sitting with their solicitor in her name. It means if it did go to probate then they'd apply for this afterwards and get the funds after that has gone through.

    We were expecting to exchange on Thursday but the solicitor 'didn't get round to it' (not joking here!) and they pushed it through on Friday.

    So I've spent the last two days sorting/packing/clearing/decorating as it's all go!

    However it begs the question, why couldn't we have done the same and stuck to the original dates? Unfortunately removals costs are twice as much for us now, but hopefully it means we have the house :). Still waiting for things like the Completion statement though!

    Just thought I would join this thread as I’m hoping to exchange this month .

    we are in a chain since late October (2 house behind us ) and we are buying a house with “no chain” . The sellers of the house we were supposed to buy initially pulled out of their onward purchases twice so we decided to pull out and made an offer on another property on 6 January . 

    Everything has gone quick quickly so far with our purchase and there’s only 1 search which is supposed to come back this week . Enquiries have been mostly resolved and my solicitor indicated it was realistic for us to exchange and complete before end of February  . 

    The only issue is our seller doesn’t want to complete before the end of March ( they need to find alternative accommodation for their son ) so we might have to break the chain and find temporary accommodation if we are able to exchange simultaneously on our sale and purchase this month ( our buyers buyers are putting a lot of pressure for this to happen before the end of Feb  ) 

    i don’t know how realistic this is and if it will really happen but trying to stay positive and hope for the best .

    Gosh sounds like a logistical nightmare but good luck !

  • Picked a house because the estate agent assured me "he needs to sell asap, he's got somewhere to move into and all the searches are done and he's ready to move"...
    Now it turns out there's a long chain, the people he was buying from initially said they would move to rented so they could sell but are now refusing, and the house THEY are buying is in probate...
