I gave notice to vacate on 28th Feb, completion date is agreed with HA of 26th Feb, but not yet exchanged so still 'pencilled' rather than penned!
AS I SUSPECTED, HA actually rejected my mortgage offer saying it means I don't meet eligibility for affordability as a condition of sale BUT they had old (March 2020) calculations with incorrect share %, income and outgoings.
*heart stopped, panic in the middle of a meeting*
I sent the updated eligibility with correct details and EA just confirmed: "Fantastic. That's great news. Thank you I will pass on this info in order for [HA] to approve mortgage offer and move to exchange."
She anticipates a Monday exchange..... I am literally holding my breathe! I won't be able to think straight until we exchange!0 -
Last Thursday was when my searches came back. Solicitor said they were preparing a report for me soon... haven’t heard anything since! How long is soon..?
The good news is that my LISA withdrawal is complete and my solicitor has the funds and they’re aware it all has to be completed within 90 days maximum. I just hope they don’t use the 90 days as an excuse to not be in a rush.0 -
Daft question, but how do you know when exchange is complete? Assuming it’s just an email/phone call from your conveyancer?
We were told we’re exchanging either today or Monday and ours just rang to take authority, but at 4pm on a Friday I don’t see how it’s getting up the chain and back before they all go home!0 -
I've just heard from my vendor's EA and she would now like a week between exchange and completion. I've suggested 4 March and written to my solicitor again this afternoon, hope it can be done.£216 saved 24 October 20140

Well, solicitors are now talking to each other and agreeing completion on the 12th (someone early in the chain is fixated on Fridays) with suggested exchange on the 5th. I just hope they aren’t also fixated on exchanging exactly a week before because I would just like to exchange any day between now and 3 days before completion.
Now to get my poor cats vaccinated and try and book them into a cattery, assuming my onward purchase fails spectacularly and we have a gap. I hope it all works out. For the weekend I am just going to assume it will and try to relax with a glass of wine.2 -

Exchange 5th February
Completion 12th February
Waiting in FTB ISA closing statement as was hoping to exchange today but happy we finally have dates 📅
Not to long now we've waited this long 2 more weeks to go !!
