  • Seller just called me to say his solicitor had asked him for his preferred completion date, so I guess that means mine contacted him at last. Completion date suggested by the seller is 15th Feb, he just wanted to check with me before suggesting it to his solicitor. Fingers crossed we can finally get the exchange happening now. I haven't heard anything from my solicitor yet, but hopefully he'll let me know when he hears from the seller's solicitor. 
    It's almost like posting on this thread is magic - just had a call from solicitor, who has heard back from seller's solicitor with completion date, is calling the lender's solicitor to draw down funds, and is hoping to get the exchange done today (I'm not holding my breath, but we'll see)

    Ahh thats amazing! My solicitor is leaving it to me and the vendor to choose if exchange is on the same day or 7/10 days before. I wish he would just tell me what they are doing haha. Fingers Crossed.

    My searches are finally back and my solicitor asked if I was OK exchanging next week.... No-one had told him the bottom of the chain had collapsed and reformed with new buyers 🤦‍♀️ though I guess they wouldn't think to as not my sale/purchase direct.... 
  • Well, we're all ready to exchange again, but the rest of the small chain aren't... so just need to wait now.  Hoping for ASAP, but as long as it's before the end of March, we're good.  Not because of the stamp duty thing, but because the landlord is wanting to move back in this place to do it up for selling.  Keeping everything crossed!!

    Hello all, first post on this thread! Here to join you all on the horrible wait to exchange!

    We are currently in week 19 of our house purchase process and were due to exchange this week and complete on the 5th Feb.

    Until (!!!) today we found out that our vendors (who are moving into a retirement property) are still waiting for the management pack (we were literally only told about this ‘management pack’ today from EA who didn’t even know it had been requested). To make things worse we have no idea when they are due this back, estate agents have no clue unfortunately and it’s massively delaying us now. 
    Luckily our solicitor has agreed to chase the vendors but I worry this won’t have much affect.

    We are desperately hoping to complete within the next few weeks as it has dragged on for so long now but I feel like this is unlikely ☹️ To make things worse, I know it’s still a while off but we have the dreaded stamp duty deadline looming and I’m just praying nothing else holds us up to make us miss it. Our mortgage offer also expires at the same time ☹️

    Anyone have any experience with management packs? No idea when it was requested, all we’ve been told was it was a while ago..

    Not exchanged today but solicitor is reviewing the final search.  And still waiting for HA solicitors to respond to one query.  One tiny query!!  
    I've said i need to give a months notice on my flat by next week otherwise it's another months rent to pay.  So i don't need to complete next week but need a date so I can give notice, order furniture etc.

    If you want to give notice on your flat with as little overlap as possible, you might be able to once the last queries are sorted?

    I gave notice to vacate on 28th Feb, completion date is agreed with HA of 26th Feb, but not yet exchanged so still 'pencilled' rather than penned!

    AS I SUSPECTED, HA actually rejected my mortgage offer saying it means I don't meet eligibility for affordability as a condition of sale BUT they had old (March 2020) calculations with incorrect share %, income and outgoings. 
    *heart stopped, panic in the middle of a meeting*
    I sent the updated eligibility with correct details and EA just confirmed: "Fantastic. That's great news. Thank you I will pass on this info in order for [HA] to approve mortgage offer and move to exchange."

    She anticipates a Monday exchange..... I am literally holding my breathe! I won't be able to think straight until we exchange!

  • Been reading this thread for a while but haven’t posted yet. I though we might exchange yesterday but didn’t and then hoped it might be today. But no. Seems I’m stuck between solicitors who don’t reply to anything. It’s so frustrating. Everyone’s ready but nothing is happening! 

    I wonder how long things would take if no one chased anything ever?
