  • Thanks. I could try that but trouble is I am in London and removal companies are asking for more definite exchange dates because they are so overwhelmed. So I dont feel that I can do anything until I've got an OK from the solicitor. He always responds to emails straight away if I give him some information but if I ask for anything by email he ignores me. He is quite good at ringing me back (even though it's usually just to fob me off) so I feel my only option is to ring. Not sure how often is OK though.
  • Just had a call from the paralegal in the firm that's sorting out my exchange - after not responding to anything for nearly a week, he emailed to ask if I had the contracts available to sign. I pointed out that I'd signed and returned them back in November. 

    He has said he will call the seller's solicitor this afternoon to set up the exchange - too late for me to avoid paying extra rent that I could do without, but at this stage I just want to know it's done. 

    I know covid has delayed things, but my mortgage offer came back in 3 weeks, the searches took 2 weeks... so why has the whole thing taken 5 months for a FTB purchasing a house from a couple both going into rented? So frustrating. I just hope we can finally get somewhere. 
  • I am in the position that as far as I know everyone is ready to exchange. Estate Agent is pushing for dates. Solicitor seems very laid back about this and seems to be reluctant to commit to anything. My suspicion is he's putting exchange off because he has too much work on so cant fit it in. What would others do in this situation? Specifically, how often would you be hassling him. Last spoke in Monday and have just been waiting to hear ever since.
    Same we are waiting for dates but the bottom of chains solicitors and our buyers solicitors have 0 Communication. Its getting so frustrating now we have been readyvas have our sellers since October we have been waitibg more than patiently now for the other two.. no one is getting any answers to dates since Monday another wasted week 😪 
    How on earth do they manage to get any completions done at all when they don't talk to anyone ! 
    Fed up and so over it all now 🙄

    Yes it's really hard to know how to deal with it. I know a lot of people on here say you shouldnt keep contacting solicitors but from working in other project management scenarios I know it's the more persistent people who get results. I'm worried being too patient is going to send my file to the bottom of the pile. I didnt specify a time I wanted things to be done originally because I assumed at the end of September we had plenty of time. Starting to regret that now as I feel I might miss the March deadline just because of apathy.

    I want to say pull yourself together, why would HA reject your mortgage offer.  Then realised i thought exactly the same yesterday about my HA 😂
    They won't.  They want you to buy the property and move in.  
    Literally this @annetheman Your developer is GAGGING for your rent money - think how much profit they’ve lost on that empty plot over the last year. There is not one single chance they will reject it - they’re in it to make money (even if shared ownership companies are ‘not for profit’ - they still have to claw back their sunk costs!) and to reject you and start again with a new buyer is not good business sense!

    Deeeeeep breaths  :D  @rachlikeswinter @Sotts, there's always a first but I had a nightmare about my previous broker (Estate Agents's preferred, who didn't respond to request from Leeds which led to cancellation of the 2.4%....) going on a sabotaging mission!

    I'm ready and armed with my Homes England eligibility spreadsheet and fingers primed to fire off an email to my solicitor if required. I've played it all out in my head LOL.

    Time to find hobbies besides worrying about this.... Good luck with your imminent exchange, Rachlikeswinter!!!

    I know what you mean - I was being patient and things have dragged on and on. Since I started chasing more regularly, I'm starting to see some action. I wanted to be a "good" client, but it seems like being a persistent one is getting me further. 
  • My buyer has pulled out................4 months completely wasted and i'm sitting here ready to exchange with my seller. I cant believe this i feel sick.

    Gonna have to put back on the market and go back to some previous viewings and see what they think. I guess ive just about got enough time before the SD holiday ends if it goes quick. Although I did just read that its is being debated virtually in parliament now on Monday - so maybe a good chance it will get extended. I just hope my sellers don't have enough and pull out too.
