- 23/09/20 - Solicitor confirmed we were happy with mortgage offer.
- 01/10/20 - Call from the estate agent of all people who advised that the sellers had forgotten to complete a piece of paperwork and the sellers solicitor was just sitting on it.
- 02/10/20 - Homebuyers report and contract pack received, enquiries raised by our solicitor. Searches commenced.
- 19/11/20 - Searches FINALLY back
- 25/11/20 - told by estate agent that our solicitor had received the responses to the final enquiries and had them on her desk.
- 9/12/20 - Upon chasing, turned out there was in fact *still* one enquiry outstanding.
- 14/12/20 - Told all enquires were back. At this point my solicitor was on medical leave so we were dealing with her assistant who said she would try and get the report out to us before Christmas. (She did not.)
- 12/01/21 - Finally got our report, contracts etc to sign!
- 14/01/21 - Everything signed, witnessed and returned.
- 18/01/21 - Our sellers are moving abroad and cannot do so currently as there are no ferries (Thanks Covid). Initially said if things had not changed by the end of March they would move out and stay with family/in a hotel as they didn't want us to miss the stamp duty holiday, but we realised our Mortgage offer expires early March. So pushed for them to be out by end of Feb....

Our mortgage is due to end at the end of February and all the chain ( exept our seller) want to complete by then. Our seller said she cant complete before mid-end March.. I'm considering breaking the chain and renting temporary accomodation for a couple of week but that would incur signifant costs on our end.0 -
Call from solicitor this morning for authority to exchange, will be done today they said. Still not heard to say its been done! Waiting patiently by the phone1

Should be hearing back from the lender, re. issues raised by our solicitor, by early next week. There's four enquiries outstanding, our solicitor has emailed the vendor's solicitor again and asked them to reply ASAP. Assuming everyone does everything on time, hopefully we can look at agreeing dates next week.1

Hoping to hear from my lender soon as I’ve now applied for a mortgage extension. Top of the chain are still awaiting grant of probate after applying in August. We’ve been given a provisional date of 12th Feb to complete all being well.Pretty apprehensive about waiting to find out if I’ll get an extension to my mortgage offer but my broker seems to think it will be fine. Don’t know how he’s coped with my stressing over the last few months!
Not bothered my solicitor this week as the grant of probate issue is out of her control and we are ready to exchange but hoping I can get an update early next week about if the 12th is realistically possible.
It will be 6 months next Thursday since my offer was accepted. Fingers crossed this won’t drag on much longer.2 -
Guys, hold up. There are 5 people in our chain: FTBs, us, our vendors, their vendors and their vendors, a divorcing couple. We were told the ex-wife had moved in with family and the ex-hubby was staying in the property until Exchange.
Today I found out there's a new build at the end of the chain that no one told me about. I presume it's the ex-wife, but no one seems to be sure. Apparently the developers of said mysterious new build have given an ultimatum of the 5th Feb to complete, but our buyers solicitors have only just sent them their revised mortgage deed to sign (they needed to apply for a new mortgage because this has dragged on for so long because of the people at the end of the chain), which then has to be returned, which I suspect won't happen before Friday, when we would need to exchange by.
I mean... I don't want to call their bluff, but surely completing on, say, the Monday instead of the Friday wouldn't be the end of the world to the developer? It'd make more sense to give them 3 days rather than to find a new buyer, right?!
I can't believe we're this close to exchange and the chain could be about to fall apart after nearly 7 months.0 -

Quote from our solicitor this morning re developer at top refusing to accept COVID rider (requested by someone else, after he apparently waited way more than 6 months for chain below to reform) "if there is a builder/ developer involved anywhere in a chain, they always try to call the shots"
If we, the cash buyers at bottom of chain pull out now, as I'm sorely tempted to do due to various unreasonable demands, I'd guess he won't sell his conversion this side of June, let alone next week!0
